Washroom sealing in Catterline, done properly
Accessible toilets, shower rooms and changing rooms have joints that work harder than most: wet-floor edges, tray perimeters, basin tops and the line where flooring meets the wall. Gaps in those places let water get under the floor or behind panels, so we look at them closely. Site teams most often ask us about panel joints letting water behind and kitchen worktop joints that can’t be kept clean, on kitchens and tea points, showers, trays and wet room floors and IPS panels and cubicles. Looking for mastic applicators who cover Catterline? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Hospitality around smaller Scottish places like Catterline tends to be seasonal, and resealing washrooms in the quieter months keeps rooms available when they’re needed.
Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Wet areas in Catterline’s workplaces
The sea is no more than about 1 mile from Catterline, and seaside hospitality typically has a peak season that works washrooms hard. Showers and en suites in constant use are where silicone moulds and splits first, and the quieter months are the natural time to reseal. Catterline is in the east of Scotland, which is drier than the west. Inside, ventilation and use decide how fast washroom sealant moulds, whatever the weather.
For a site such as Woodcot Hospital, 4.5 miles to the north of Catterline, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. Where you’re responsible for a hall attached to a building such as Catterline Church, its kitchen and toilets need sealant that stays cleanable.

Catterline: questions and answers
Must every washroom in our Catterline building shut while you work?
Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.
Is a smaller place like Catterline outside your area?
Not at all. Catterline is within our area. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.
Will you come and look before quoting?
That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs usually get a visit.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.
How soon can a washroom be used after resealing?
Each sealant has a cure time before it should get wet. We plan the phasing around that so there are always rooms open.
Are you fully insured?
Yes. Our insurance certificate can be sent alongside the quote.
What we can’t put right
A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:
- Mould caused by poor ventilation, which will return until the extract is fixed
- Water escaping beneath the floor rather than through a joint
- Water from plumbing, not from a joint
Not sure which it is? You can speak to us on 01277 525 020 or send photos by email and we’ll tell you honestly.
Where we work in Catterline
- Urinals and WCs
- Vanity units and basins
- Showers, trays and wet room floors
- Kitchens and tea points
- Accessible toilets and changing rooms
- IPS panels and cubicles
How the job changes by surface
Showers and trays
Shower trays move under foot and are wet all day. Tray perimeters are a frequent source of leaks.
IPS and cubicle panels
Panels flex slightly in use so the bead needs to cope with it. Loose panels are flagged before any sealant goes on.
Diagnose, treat, sign off
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes between a morning and a week or so, set by the number of rooms and the phasing you need, and we clear our waste as we work. For a building near Catterline, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.
- Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
- A phasing plan keeps part of the building’s facilities in use at all times.
- Failed silicone is removed completely and the surfaces cleaned of every trace.
- Joints are cleaned, degreased and dried before sealing.
- New sanitary silicone with anti-mould additives goes in and is tooled neat.
- You get a reopening time for every room, with signage left up until then.
Before we start on site
- Point out parking and an unloading spot
- Send your site hours and access windows
- Point out any areas we must not close

Maintenance after handover
To get the most from the new sealant:
- Photograph and log failed joints across the estate
- Make sure washroom ventilation is running
- Keep washrooms out of use until we say the sealant has cured
- Add sealant joints to planned maintenance checks
Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Strong acids, solvents and scourers wear the surface and give mould a start.
Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

How the quote is worked out
Quotes vary with the job. It mainly depends on:
- Site requirements such as inductions and permits
- Whether the work must be split into stages
- The product specified
- Location, for remote and island sites
The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
What to include in your enquiry
For an accurate fixed quote, we need a clear picture of the site. Send us:
- Any dates the work must fit around
- Approximate linear metres or a joint schedule
- The postcode of the building
- Anything awkward about access or site hours
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. For a chat about it beforehand, call the office on 01277 525 020 or email the details over.
Site staff or a sealant specialist?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
