Washroom sealing in California, done properly
In a busy washroom, the sealant typically gives up long before the tiles or fittings. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day and mould that roots into it can’t be cleaned away. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. If you are dealing with failed sealant behind washroom basins and sealant lifting along a tray edge, we can put it right, on accessible toilets and changing rooms, vanity units and basins and showers, trays and wet room floors alike. Searching for sealant specialists in California? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Around smaller places such as California, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.

Quoting for work in California
Quotes vary with the job. Expect it to depend on:
- Location, for remote and island sites
- Phasing around occupants
- How much there is to seal
- Backing rod, priming and other preparation
The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Before you send an enquiry
For an accurate fixed quote, we need to understand the site. Send us:
- Your programme or deadline

- Access details, including height
- The site address and postcode
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, speak to us on 01277 525 020 or send photos by email.
Washroom sealing in California: the local picture
California has two care or nursing homes no more than 2 miles away. Assisted bathrooms and wet rooms in care settings need sanitary sealant that stays cleanable. We plan the work with the manager so residents are disturbed as little as possible. Being in the east of Scotland, California gets less rain than the west coast. Mould in sanitary sealant comes down to ventilation and use more than the weather outside.
For a school such as Graeme High School, washroom and kitchen sealant can be renewed around term dates. On a healthcare site such as Falkirk Community Hospital (2.7 miles north-west of California), washroom work starts with the infection-control team’s sign-off. For a college such as SPS College (1.4 miles north-east of California), half-term and summer give the windows for washroom work.

Honest limits
We check first that sealant really is the fix. It won’t put right:
- Fittings that move too much to hold a bead
- Mould caused by poor ventilation, which will return until the extract is fixed
- Leaks through tanking or membranes below the finishes
Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

Questions about California
Is California too small for you to travel to?
No. Places such as California are covered as much as the big towns. We work across every Scottish council area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you work on a hospital site such as Falkirk Community Hospital?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
What sealant do you use in washrooms?
It depends on the joint. Washrooms and showers take anti-mould sanitary silicone, and food areas take a hygienic, food-safe sealant where food contact is possible.
Do you take on multi-site work?
Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.
Do you need to remove the old sealant?
We strip every bit of the failed bead and wipe away the residue before resealing. That’s what makes the new joint last.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Can you send site paperwork?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

After the work
Problems stay small when the joints are checked regularly. In particular:
- Mention any site permits or estates rules at quote stage
- Brief cleaning staff to treat joints gently
- Respect the cure time before reopening each room
- Clear standing water from shower floors where possible
Where possible, have shower floors and trays squeegeed after busy periods. Joints that sit wet for hours fail sooner.
Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. At that stage, boards or ceilings may need repair, so reseal when you first spot a split.
Surface by surface
IPS and cubicle panels
Cubicle and IPS panels move when leaned on or knocked so the bead needs to cope with it. Loose panels are flagged before any sealant goes on.
Changing rooms and gyms
Shower areas, wet floor edges and vanity areas all have sealant joints, and we survey them together.
