Washroom sealing for businesses in Brixton

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Different surfaces, different methods

Changing rooms and gyms

Shower areas, wet floor edges and vanity areas all have sealant joints and we look at them as one job.

Wet-room floors and floor-to-wall joints

Floor edges in wet areas are where water most often escapes. We reseal the floor-to-wall junctions and around drains where sealant is used.

Washroom sealing for commercial buildings in Brixton

For clinics, hospitals and care homes, sealed joints matter for infection control as much as appearance. Your estates and infection-control requirements, and any permits the site uses, shape how we work. Tell us what records you need and we’ll confirm with the quote. We work on showers, trays and wet room floors, vanity units and basins and kitchens and tea points, and the usual reasons a site gets in touch are sealant stained black around basins and showers and kitchen worktop joints that can’t be kept clean. Searching for sealant specialists in Brixton? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Restaurants, cafés and hotel kitchens across London have joints at worktops, sinks and wall cladding that need to stay smooth and cleanable. We use sanitary and hygienic sealants, choosing food-safe products where food may touch the surface.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Maintenance after handover

Problems stay small when the joints are checked regularly. In particular:

  • Respect the cure time before reopening each room
  • Share your site rules when you send details
  • Act on the first split you see at a shower tray
  • Brief cleaning staff to treat joints gently

Where possible, have shower floors and trays squeegeed after busy periods. Standing water on a joint all day shortens its life.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. At that stage, boards or ceilings may need repair, so reseal when you first spot a split.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Hollow tiles or loose panels behind the joint
  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Mould caused by poor ventilation, which will return until the extract is fixed

If in doubt, ring 01277 525 020 or use the quote form and we will say what we think before you book.

Common questions from Brixton clients

Do you take on jobs in Brixton where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for

Can you work on a hospital site such as Lambeth Hospital?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. We replace the sealant with an anti-mould sanitary grade and point out if ventilation is part of the problem.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Wet areas in Brixton’s workplaces

There are a good number of hotels within about 2 miles of Brixton. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. The work can go floor by floor, agreed with housekeeping. A London building with hundreds of occupants can’t lose every washroom for a day, so we take one block of facilities out of use at a time.

For a campus such as King's College London, 1.3 miles to the north-east of Brixton, showers in residences and washrooms in teaching blocks can be programmed around term dates. Clinical washrooms at sites like Lambeth Hospital (to the north of Brixton) are scheduled with the ward so the room is out of use for as little time as possible.

How a job runs

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes half a day to a day per washroom, depending on the number of fittings, and we clear our waste as we work. For a job in Brixton, access comes first. Give us the hours we can be on site and we’ll schedule to suit.

  1. We agree which washrooms close and when.
  2. Leaks, loose panels or damp are pointed out first.
  3. Old sealant is stripped and the faces prepared.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Before we start on site

  • Move anything stored against the joints
  • Tell us your opening times and when work is allowed
  • Let us know about inductions and permits

Advice

Why deal with it now?

A tired washroom says a lot about how a building is run. Visitors notice black sealant before they notice much else. Resealing is a modest task with a very visible payoff. Getting scaffold, permits or access booked in Brixton takes effort, so it makes sense to deal with every failing joint while access is in place.

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Signs you need washroom sealing in Brixton

A lot of failed washroom sealant was laid over an old bead or a dirty surface. New silicone won’t grip the old so it peels away quickly.

It’s worth sending us details if you spot any of the following:

  • Resealing that didn’t last because the old bead stayed
  • Sealant lifting along a tray edge
  • Black mould inside silicone joints that cleaning can’t shift
  • Gaps where vanity tops meet the wall

Colleges such as St Francis Xavier Sixth Form College, 1.4 miles west of Brixton, have toilets, changing rooms and catering kitchens that can be resealed around term dates.
