Washroom sealing in Barbican Estate, done properly

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: wet-floor edges, tray perimeters, basin tops and the line where flooring meets the wall. Gaps in those places let water get under the floor or behind panels, so we look at them closely. We work on kitchens and tea points, accessible toilets and changing rooms and vanity units and basins, and the usual reasons a site gets in touch are split or peeling sealant at shower trays and failed sealant in a tea point or staff kitchen. Searching for sealant specialists in Barbican Estate? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

In a London area such as Barbican Estate, commercial washrooms in offices, hotels and leisure buildings see constant use. Mouldy or split sealant at vanity tops, IPS panels and urinals is replaced with anti-mould sanitary silicone, in phases so some facilities stay open.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Make sure washroom ventilation is running
  • Keep washrooms out of use until we say the sealant has cured
  • Clear standing water from shower floors where possible
  • Avoid scourers and harsh descalers on silicone

We hand each area back once the silicone has had the cure time the product needs. You will be told when showers and basins can be used again, and it helps if signs stay up until then.

Water getting behind IPS panels and vanity units can swell the boards. Once that happens, a reseal won’t fix them.

Different surfaces, different methods

Wet-room floors and floor-to-wall joints

Wet-room floors and the joints where flooring turns up the wall need to stay sound. Floor perimeters and sealant joints near drains are resealed.

Changing rooms and gyms

Changing rooms can be phased so one stays open. Tell us your site hours and access windows and we’ll plan around them.

Your questions answered

Is a hospital such as St Bartholomew's Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do hotels near Barbican Estate have to close for sealant work?

In most cases no closure is needed: we work room by room or floor by floor. The plan is built around your bookings.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Do you phase washroom resealing?

We phase it so users always have somewhere to go. We work through the building a room or section at a time. Tell us your site hours and access windows and we will plan around them.

Is it OK to put new silicone on top of the old?

We strip every bit of the failed bead and wipe away the residue first. It’s the difference between a joint that lasts and one that peels.

What will the job cost?

That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.

How long do sealant joints last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Wet areas in Barbican Estate’s workplaces

Busy London buildings need some toilets open at all times, so we take one block of facilities out of use at a time. There are plenty of hotels within about 2 miles of Barbican Estate. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. We work a handful of rooms at a time, so the hotel keeps letting the rest.

For a college such as London College of Fashion (0.8 miles north-east of Barbican Estate), half-term and summer give the windows for washroom work. Healthcare washrooms on sites such as St Bartholomew's Hospital, under half a mile to the south-west of Barbican Estate, are resealed area by area, under the site’s own infection-control rules.

Barbican Estate is about 1 mile north of London, in City of London. We cover Barbican Estate and the rest of City of London, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our City of London coverage takes in 7 places, from busy centres to rural villages.

Postcode districts covered here: EC1V, EC2A and EC1Y for washrooms and wet areas. Streets here include Oat Lane, Shoe Lane and Long Lane, and sites on any of them can send details for a fixed quote. Main routes into Barbican Estate include the A1 and A40, which helps when planning parking and deliveries for the job. Just outside Barbican Estate, we also work in Finsbury (1 mile north), City of London (1 mile south), St Luke's (1 mile north), Bishopsgate (1 mile east) and Aldgate (1 mile south-east).

Barbican Estate has its own railway station: Moorgate station. A little further out are Clockmakers' Museum (less than half a mile south) and Gabriel's Wharf (1 mile south-west). When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Panel boards already damaged by water
  • Leaks through tanking or membranes below the finishes
  • Fittings that move too much to hold a bead

If you’re not sure, just call 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

Surfaces we seal

  • Showers, trays and wet room floors
  • IPS panels and cubicles
  • Accessible toilets and changing rooms
  • Kitchens and tea points
  • Vanity units and basins
  • Urinals and WCs

Common problems we fix in Barbican Estate

Panels and vanity units move slightly in use, and shower trays shift under foot. If the joint wasn’t laid to take that movement, it tears or peels away.

If one of these sounds familiar, it’s time for a closer look:

  • Washrooms that look worn because of the sealant
  • Stained or open joints at kitchen sinks and worktops
  • Urinal joints that look unhygienic
  • Failed joints along IPS and cubicle panels

Toilets at places like Brunswick Centre, 1.3 miles to the west of Barbican Estate, are cleaned constantly, so silicone needs to be sound and smooth.

Before you book anyone

  • What level of public liability insurance do they hold?
  • Whether primer will be used where the manufacturer specifies it
  • The terms of the workmanship guarantee
  • The named product and why it was chosen

Questions to ask before you appoint anyone

On site: what to expect

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes half a day to a day per washroom, depending on the number of fittings, and we clear our waste as we work. In Barbican Estate, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • Share your working hours and any access restrictions
  • Share the asbestos register for older buildings
  • Warn occupants and staff about the work

Advice

What happens if it’s left?

Running fresh silicone along a failed bead hides the problem briefly. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. Getting scaffold, permits or access booked in Barbican Estate takes effort, so while access is arranged it pays to renew all failing joints, not just the worst.

What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.
