Our commercial sealant contractors service in EC1Y

Some sealants used before 2000 can contain asbestos, so older stock needs a check first. Before anything is cut out, we ask for the asbestos register or survey. If a material is suspected, work stops until it’s tested. We work on movement joints in walls and floors, window and door perimeters and washrooms and tea points, and the usual reasons a site gets in touch are sanitary sealant that has gone black and patchy and frame mastic that has hardened and come away from the wall.

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. We begin with whatever information you have, whether that’s photos, a drawing or a list of locations.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. The failed bead is removed and the joint faces cleaned until they’re sound and dry.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

Around Barbican Estate, our work takes us to commercial buildings near Barts Health Archives, Barbican Conservatory and Charterhouse Square School, among other places. Other local landmarks include The Jugged Hare pub (under half a mile north-east), Central Foundation Boys' School (0.6 miles north-east), Prior Weston Primary School and Children's Centre (under half a mile north) and St Mary-at-Hill (0.8 miles south-east). There’s a railway station in Barbican Estate itself: Moorgate station. Other landmarks nearby include Clockmakers' Museum (under half a mile south) and Gabriel's Wharf (1 mile south-west). Not far away are Barnsbury Wood and Ludgate Hill.

  • Places of worship nearby include St Giles-without-Cripplegate (less than half a mile south-east)

Where commercial joints are in EC1Y

From Barbican Estate and Bishopsgate outwards, EC1Y has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.

The South East is one of the UK’s drier regions, though outside work in EC1Y still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

Barbican Estate: If you have premises on more than one site, say at Southwark Bridge Business Centre and Grand Vitesse Industrial Estate, one contractor and one quote can cover both. In hotels such as Clayton Hotel London Wall, which lies south-east of Barbican Estate, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

What sets the cost

These are the things that shape the price:

  • Distance, for remote addresses
  • The size and state of each joint
  • Induction, permit and paperwork requirements
  • Quantities, in metres or numbers

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

Diagnosis starts before we arrive. Let us know:

  • Photos of the joints, close up and from further back
  • When you need the work done
  • Access details, including height
  • The site address and postcode

Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings you can plan around. For a chat about it beforehand, call the office on 01277 525 020 or email the details over.

Leave it or put it right?

Fixing joints complaint by complaint is a costly way to manage sealant. Planning the work across a year or a portfolio means fewer separate visits and a predictable spend. We can help you prioritise, starting with the joints most likely to let water in.

What your quote should include

  • How they handle RAMS and site documents
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Proof of insurance
  • How the joint faces will be prepared and primed

Looking after the joints

After handover, these steps help:

  • Check joints after other trades have worked nearby
  • Keep a record of which joints were resealed and when
  • Deal with small splits before they become leaks
  • Keep barriers up until the new sealant has cured

In washrooms and kitchens, extraction makes a real difference to sealant life. Fans that are broken or switched off leave joints damp for longer. It’s worth having fans checked while the sealant is fresh.

Sealant installed at the same time normally fails in sequence. A few splits this year normally mean more next year, so it makes sense to look at the wider elevation or block. We can assess the lot and suggest what to do now and later.

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Why it fails

In wet areas the enemy is normally mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. Replacement with a sanitary anti-mould silicone is the lasting answer.

Typical triggers for a call:

  • Sanitary sealant that has gone black and patchy
  • Smeared sealant across finishes from a rushed job
  • Wall and floor joints that have lost their seal
  • Damp patches where an external joint has failed

Questions about EC1Y

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

How long does a typical visit take?

It depends on the scope, but the work typically takes part of a day on a small job and longer where several buildings or phases are involved. For bigger or phased jobs, we will set out a timescale with the quote.

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators, which many sites require.

Which site documents can you send us?

We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Every applicator holds a CSCS card.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Do you check for asbestos before removing sealant?

We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.

Do you work directly for building managers?

Yes. FMs, managing agents and landlords are among our regular clients as well as contractors. Tell us how you issue work and we will fit in.
