Commercial sealant contractors across UB4: what to expect

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. Anything suspect is left alone until it has been tested, and we don’t remove asbestos-containing materials ourselves. We work on window and door perimeters, external facade joints and floor and threshold joints, and what we’re called in for most is smeared sealant across finishes from a rushed job and expansion joints with the sealant torn out.

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, we take the joints in the sequence agreed with you.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

How we quote

Pricing sealant joints depends on how many there are, their condition and the access. Ask us for a fixed quote.

Where commercial joints are in UB4

The commercial stock in UB4 mixes older town-centre buildings with newer offices and units, in places such as Hayes, Yeading and Yiewsley and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover UB4 along with the rest of the region.

Hayes: A business with units at Caxton Trading Estate and Lombardy Retail Park needn’t use two contractors for its sealant. For a job in Hayes, we confirm the ULEZ-compliant vehicle, the loading arrangements and where materials go before we arrive.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What we are called out for in UB4

A split down the middle of the bead tells a different story. Usually the movement was too much for the sealant chosen because the bead was too thin, the joint over-stretched or the movement class wrong. The same product in the same joint tends to fail the same way, so width, depth and product are checked before we quote.

Most enquiries start with something like this:

  • Greasy, split joints in a kitchen or tea point
  • Frame sealant that has cracked, shrunk or pulled away
  • Expansion joints with the sealant torn out
  • Messy, uneven beads from earlier work that let the building down

Surface by surface

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.

Facade and cladding joints

On a facade, a failed joint is often only visible close up. Close-up photos or a site visit tell us what’s needed, with colours confirmed for the product chosen.

What affects the price in UB4

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Distance, for remote addresses
  • The size and state of each joint
  • The product specified
  • The total length or number of joints

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What to include in your enquiry

Good information means a firmer quote. When you get in touch, include:

  • How the joints are reached, and at what height
  • The site address and postcode
  • Any dates the work must fit around
  • Photos of the joints, close up and from further back

Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, phone 01277 525 020 or send photos by email.

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Add sealant to the planned maintenance inspection list
  • Act on the first lifting edges rather than waiting
  • Ask cleaners to use a soft cloth and mild cleaner on sealant

New joints need their full cure time before they take water, cleaning or traffic. That time depends on the product, the temperature and the joint depth, so we confirm it for each area at handover. Keeping signs or barriers up until then protects the finish.

In kitchens and washrooms, a failed joint is a cleaning problem as well as a leak risk. Cleanability is something environmental health officers pay attention to, so sound, smooth joints matter.

FAQs: UB4

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

Does the weather affect the work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

What about asbestos in old mastic?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.

Can you work to our specification?

Yes. Send it with your enquiry, and we’ll price the work to it.

Do you cover UB4?

Yes. We cover UB4, and the simplest way to start is to call the office on 01277 525 020 or email drawings and photos.
