How commercial sealant contractors works in TD10

On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building. Most enquiries involve sanitary sealant that has gone black and patchy and smeared sealant across finishes from a rushed job, on floor and threshold joints, external facade joints and window and door perimeters.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.

  1. We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. We strip the failed bead and prepare both faces of the joint.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Commercial premises across TD10

Across TD10, from Greenlaw to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote.

Work in TD10 comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job.

Greenlaw: A hotel such as Blackadder Hotel, less than half a mile to the south-west of Greenlaw, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. A lasting commercial joint around Greenlaw begins with the old bead fully out and the faces clean and dry.

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Surface by surface

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.

Fire-rated seals where specified

Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, and we’ll tell you if the detail calls for something else.

Quoting for work in TD10

These are the things that shape the price:

  • Quantities, in metres or numbers
  • Specialist products, such as fire-rated or hygienic sealants
  • Whether the work must be split into stages
  • Whether old sealant has to be cut out first

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.

Details that help us quote

However big the job, the same details help:

  • Any dates the work must fit around
  • Asbestos survey details if the building is older
  • The product your specification calls for
  • Whether the building will be occupied during the work

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or ring 01277 525 020 or email us to discuss it first.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Water from a services leak rather than a joint
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Misted, cracked or failed glazing units (a glazier’s job)

Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Have extract fans checked so wet areas dry out
  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Respect the cure time before reopening an area
  • Note dates and locations of sealant work for future planning

Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet, and mould follows damp. It’s worth having fans checked while the sealant is fresh.

Tenants and staff spot black or split sealant quickly, and it reflects on how the building is run. Replacing it on a planned cycle keeps complaints down.

TD10: questions and answers

How long does a typical visit take?

It depends on the scope, though a typical visit typically takes part of a day on a small job and longer where several buildings or phases are involved. Larger or phased jobs take longer, and we will give you a timescale with the quote.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Will your applicators have CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

Which site documents can you send us?

The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.

Could the old sealant in an older building contain asbestos?

We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder.

Is it OK to apply fresh sealant over existing beads?

Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
