About commercial sealant contractors in SS3

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested. We work on window and door perimeters, washrooms and tea points and kitchen worktops and splashbacks, and the failures we’re asked to look at most are messy, uneven beads from earlier work that let the building down and wall and floor joints that have lost their seal.

Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use.

  1. First, details reach us through the quote form or a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you will pay

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Commercial premises across SS3

Across SS3, from Shoeburyness, North Shoebury and Great Wakering to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in SS3 are planned with access, loading and parking in mind. Parts of SS3 lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.

Shoeburyness: In hotels such as Shoeburyness Hotel (0.7 miles south-east of Shoeburyness), refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Industrial estates such as Star Lane Industrial Estate, 1.1 miles north of Shoeburyness, have offices, trade counters and welfare areas whose sealant ages like any other building’s.

Doing it in-house

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Looking after the joints

For the best life from the joints:

  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Have extract fans checked so wet areas dry out
  • Keep barriers up until the new sealant has cured
  • Put external and wet-area joints on a regular inspection round

Let your cleaning contractor know what’s new. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces; a mild cleaner is all most joints need.

Movement joints that fill with debris stop working. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.

Cost factors for sealant joints

Before we quote, we look at:

  • Distance, for remote addresses
  • Working within restricted access windows
  • Backing rod, priming and other preparation
  • Induction, permit and paperwork requirements

What a job costs comes down to the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

Sending details for a quote

Whether it’s one area or a whole building, the same details help:

  • A wide shot and a close-up of the area
  • The asbestos register, for older buildings
  • Specification clauses that apply
  • How the joints are reached, and at what height

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or phone 01277 525 020 or use the quote form to discuss it first.

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Broken glass or blown double-glazed units
  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Cracking that needs a structural engineer to look at it

Questions we are asked in SS3

Is failed sealant stripped out, or sealed over?

Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.

How is commercial sealant work priced?

The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.

Is your work guaranteed?

The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.

Which site documents can you send us?

The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Every applicator holds a CSCS card.

Can you take on work for an FM or managing agent?

Yes. Use our quote form to send the site details, or phone or email us.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
