Our commercial sealant contractors service in RM17
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Primer is used wherever the manufacturer calls for it on that surface, and a backing rod limits the depth to give the sealant room to work. We work on kitchen worktops and splashbacks, movement joints in walls and floors and floor and threshold joints, and the usual reasons a site gets in touch are weathered facade sealant that no longer flexes and water staining near frames, panels or ceilings.
Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it.
- You send photographs, drawings or a list of the joints and areas involved, or we arrange a site visit.
- Next comes a diagnosis and a fixed quote.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
How we quote
A quote for sealant joints depends on how many there are, their condition and the access, plus any specification you are working to. Ask us for a fixed quote.

Around Grays
Recent enquiries here include premises near Grays Convent High School, Quarry Hill Academy and St John the Evangelist. Nearby too are The Traitors Gate pub (0.5 miles south-east) and Thurrock and Basildon College (1 mile east). Grays’s nearest station is Grays station, about 0.6 miles south-west. Shops, offices and hotels in RM17
From Grays, Little Thurrock and Chafford Hundred outwards, RM17 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover RM17 along with the rest of the region.
Grays: Occupiers with premises at both Thurrock Park Industrial Estate and London Distribution Park could have the sealant at each handled under one quote. In a retail centre such as Lakeside Shopping Centre (2.1 miles west of Grays), new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.
Looking after the joints
To get the most from the new sealant:
- Look at the sealant around anything that has been moved or replaced
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Log reseals in the O&M or maintenance records
- Check sealant as part of routine building inspections
Later works are the usual way new joints get damaged. Shop refits, new services and replaced fittings often break the seal around them, and it’s easy to forget to reseal afterwards. If that happens, call 01277 525 020 or email drawings and photos and we will price putting it right.
Occupiers often notice failing sealant before the facilities team does. Replacing it on a planned cycle keeps complaints down.
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Why it fails
Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade will all fail early. BS 6213 gives guidance on choosing construction sealants, and many specifications refer to it.
Site and facilities staff are often the first to spot these:
- Mouldy silicone around WCs, urinals and vanity tops
- Water staining near frames, panels or ceilings
- Smeared sealant across finishes from a rushed job
- Window and door perimeter joints that have cracked open
Cost factors for sealant joints
These are the things that shape the price:
- Joint width, depth and condition
- Working within restricted access windows
- Which sealant the job calls for
- Access and working height
There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we’ll price your job on its own details.
What to include in your enquiry
We can often quote from photos and a few details. It helps to include:
- Photos of the joints, close up and from further back
- The product your specification calls for
- Any dates the work must fit around
- What the building is and how it’s used
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to give us a call on 01277 525 020 or email us with what you know.
Surface by surface
Fire-rated seals where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. Fire-stopping design and sign-off sit with the designer, fire engineer or building control.
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Questions about RM17
Will your applicators have CSCS cards?
Yes. If you need card details for site access, let us know and we’ll send them with the quote.
How long does a typical visit take?
That varies with the scale of the job, but the work typically takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we will set out a timescale with the quote.
When is resealing likely to be due?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
When can the area be used after sealing?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
Is it fine to apply new sealant on top of old?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
Does commercial sealant work come with a guarantee?
Each job sits under our 12-month guarantee from handover. Looking after the joints as we advise helps them last.
