About our mastic sealing in The Wrythe

We diagnose before we prescribe: what has failed, what caused it and whether new sealant will actually solve it. Failed mastic is stripped, the faces taken back to sound material, primed where the manufacturer specifies and resealed, with backing rod setting the depth where it’s needed. Most enquiries involve failed external movement joints and a mix of products and colours from past repairs, on shopfronts below residential blocks, communal kitchens and washrooms and external wall and movement joints. For commercial sealant work in The Wrythe, you deal with one contact from quote to sign-off, whether it’s one building or several.

For managing agents in The Wrythe, resident access, notice periods and the building’s rules shape the job. Work is planned with the agent so residents get notice and access is arranged in advance.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

From enquiry to sign-off

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Planning a London job such as one in The Wrythe starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we will schedule to suit.

  1. We inspect each building and record the joints that have failed.
  2. You get a fixed quote, per block or for the whole programme.
  3. Dates and areas are agreed so occupiers can be told.
  4. Old mastic is removed and the joint faces prepared.
  5. New sealant goes in with backing rod and primer where needed.
  6. Each building is checked and signed off with the 12-month guarantee.

Preparing the site

  • Tell us which areas need to stay in use
  • Let building users know which areas are affected
  • Clear stock, furniture or equipment away from the joints

What the job involves on each surface

Tenement and older buildings

Older mastic can contain asbestos, so we check the asbestos register or survey first. Suspect material is tested before work continues.

External movement joints

Failed sealant is removed, backing rod inserted to control depth and the joint resealed with a grade whose movement class fits.

When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Cracked or crumbling render, brick or stone at the joint edges (we will tell you if so)
  • Leaks through the frame itself rather than the perimeter
  • Asbestos-containing sealant, which we don’t remove

Not sure which it is? You can give us a call on 01277 525 020 or email us and we will tell you honestly before you book.

Surfaces we seal

  • Shopfronts below residential blocks
  • External wall and movement joints
  • Window and door perimeters on blocks
  • Balcony and threshold joints
  • Communal kitchens and washrooms
  • Communal entrances and stairwells

When to call us in The Wrythe

We often find joints filled solid with no backing rod so the mastic is bonded on three sides. It can’t stretch properly and it tears.

These are often picked up first by site or facilities staff:

  • Cracked, hardened mastic round windows on a block
  • A mix of products and colours from past repairs
  • Draughts at frames across a block
  • Damp patches beside frames

Older buildings near The Wrythe, from historic houses such as Nonsuch Mansion, 2.9 miles west of The Wrythe, to more modest stock, need compatible products when frames are resealed.

What to look for in a quote

  • Whether old or failed sealant will be cut out, not overlaid
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How they’ll work around occupants
  • Their pre-qualification and accreditations

How to choose a sealant contractor

Block-wide mastic in The Wrythe

London blocks come with residents to inform, access to agree and often a concierge or estate office to work with. Our programme follows the access you agree with residents.

Trustees of buildings like Bishop Andrewes Church can bring frame and external mastic into a planned maintenance list. For a school such as Victor Seymour Infants' School, perimeter mastic on windows and doors is a holiday job.

Common questions from The Wrythe clients

Do you work in London buildings with loading restrictions?

Yes, we plan every London job around the building’s own access rules. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. All of Greater London is inside the ULEZ, and our planning allows for it

Do you work for managing agents with blocks near Carshalton station?

Yes, and several blocks can go on one quote. We work to your notice and access arrangements.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Is asbestos a concern with old mastic?

Some mastics in pre-2000 buildings contain asbestos. We ask for the asbestos register or survey before work starts, and if it’s suspected, work stops until it’s tested.

How do you handle work on occupied blocks?

Residents and tenants carry on as normal. We flag any areas that need internal access well before the dates so you can arrange it with occupiers.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
