Need mastic sealing in The City?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Surface by surface

Tenement and older buildings

Traditional buildings have joints that need a careful approach. We look at the substrate before choosing a sealant.

Planned maintenance

Adding mastic to planned maintenance avoids reactive repairs and keeps budgets predictable.

How we handle mastic sealing in The City

We work for building owners, landlords with commercial or block portfolios, managing agents and housing associations. Many prefer a planned programme to one-off visits, with each block quoted and scheduled in turn. If you are dealing with a mix of products and colours from past repairs and cracked, hardened mastic round windows on a block, we can put it right. Whether you call it commercial sealant work, mastic application or joint sealing, in The City it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Owners and agents with buildings around smaller places such as The City tend to manage small terraces of association properties, converted barns and commercial units. Mastic around frames and on external joints wears out in time, whatever the building.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. For a building around The City, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.

  1. A building-by-building inspection lists the failed joints.
  2. You get a fixed quote, per block or for the whole programme.
  3. Dates and areas are agreed so occupiers can be told.
  4. Failed sealant is removed and the faces prepared.
  5. Joints are resealed and tooled.
  6. Each building is checked and signed off with the 12-month guarantee.

Preparing the site

  • Tell us your opening times and when work is allowed
  • Warn occupants and staff about the work
  • Confirm the product named in the specification

Getting a fixed quote

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

What happens if it’s left?

Reacting to every complaint means sending someone out block by block. A planned programme treats each building once, under a single quote and a single programme. One visit to deal with every failing joint makes more sense than several trips to a place like The City, rather than one at a time. Photos of every joint help us quote for the whole job.

Pricing mastic joints depends on how many there are, their condition and the access. Ask us for a fixed quote.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

For managing agents and facilities managers

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in The City can sit alongside others in a wider programme.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

What we can’t put right

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Asbestos-containing sealant, which we don’t remove
  • Misted or failed double-glazed units
  • Roof leaks, gutters or failed flashings that aren’t sealant joints

If in doubt, speak to us on 01277 525 020 or email us and we will say what we think.

Surfaces we seal

  • Window and door perimeters on blocks
  • Shopfronts below residential blocks
  • Communal entrances and stairwells
  • External wall and movement joints
  • Communal kitchens and washrooms
  • Balcony and threshold joints

Your questions answered

Can you work at a site such as Junction 5 Bates Industrial Estate, by The City?

Yes. Estates, retail parks and business parks around The City, Junction 5 Bates Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Is The City off your patch?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

What paperwork can you provide?

Let us know your requirements: tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We are CHAS accredited and a Constructionline member.

How many days will you need on site?

It depends on the scope, but the work typically takes a few days for most blocks, with larger programmes scheduled building by building. For bigger or phased jobs, we will set out a timescale with the quote.

Do you work for managing agents and housing associations?

We do. Most of our mastic sealing is for agents, factors, housing associations and portfolio landlords and work can be quoted per building or as a whole.

What guarantee do you give on resealing?

Our workmanship carries a 12-month guarantee and we hold public liability insurance.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
