Owners, agents and contractors

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Mastic sealing for commercial buildings in Head of Muir

Before work starts, most agents and landlords want the documents in order. For documents, tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We are CHAS accredited and a Constructionline member, with public liability insurance. If you’re dealing with damaged joints in communal entrances and corridors and complaints coming in block by block, we can help, on window and door perimeters on blocks, communal kitchens and washrooms and external wall and movement joints alike. A single leaking joint is often how a building in Head of Muir first comes to us: we look at the rest while we are there and tell you what we find.

Around Head of Muir, outside mastic waits for dry weather and the right temperature. Programmes allow for the weather.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Why it’s worth doing now in Head of Muir

Sealing over failed mastic looks tidy for a while. It won’t grip the old sealant and soon comes away. Cutting out and resealing properly does it once. Around smaller places like Head of Muir, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we’ll price your job on its own details.

Surface by surface

Tenement and older buildings

Natural stone can be marked by the wrong sealant and we choose accordingly.

External movement joints

Movement joints are cleaned out, backed with rod and resealed with a sealant of the right movement class.

Blocks and managed buildings in Head of Muir

Being in the east of Scotland, Head of Muir gets less rain than the west coast. Cold mornings still limit when outside mastic can go on. Block programmes are built with that in mind

Trustees of buildings like Bonnybridge Parish Church can bring frame and external mastic into a planned maintenance list. Blocks of flats and mixed-use buildings often cluster around stations such as Larbert station, 3.1 miles east of Head of Muir, and their window and balcony mastic tends to age at the same rate across a building. For owners of several units at places like Chattan Industrial Estate, 1.4 miles south-east of Head of Muir, one programme can deal with frame and external mastic across the lot.

Our process

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Jobs near Head of Muir are often grouped with others in the same area. Tell us how flexible your dates are.

  1. First we look at the mastic on each building and note what needs replacing.
  2. You get a fixed quote, priced per building where that helps your budgeting.
  3. Dates, areas and access are agreed so residents or tenants can be told in advance.
  4. Old sealant is stripped and each face prepared back to firm material.
  5. Backing rod and primer go in where the joint and the product need them, then new sealant is applied and tooled.
  6. Each building is checked on completion and the work carries our 12-month guarantee.

Related advice

Should maintenance staff do it?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Questions about Head of Muir

Will you take on a block within reach of Larbert station?

Yes, and several blocks can go on one quote. Photos of each elevation help us quote accurately.

Is Head of Muir too far out for you?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Do you check for asbestos in old sealant?

Some mastics in pre-2000 buildings contain asbestos. We ask for the asbestos register or survey before work starts, and if it’s suspected, work stops until it’s tested.

How long does a typical visit take?

The duration is planned around your programme and the access we are given. You will have an expected duration with the quote.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Do you work for managing agents and housing associations?

Yes, block and estate work is a core part of what we do. We work through buildings in a planned order so you can plan around it.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

What we can’t put right

Being straight saves everyone time. New sealant won’t cure:

  • Cracked or crumbling render, brick or stone at the joint edges (we’ll tell you if so)
  • Leaks from above rather than through a joint
  • Frames that are rotten, warped or broken

If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.
