For managing agents and facilities managers

We work for building owners and managing agents on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

How we handle construction mastic in Head of Muir

The programme rarely stands still, so the mastic package has to flex with it. We agree a sequence at the start and adjust it as the site manager releases areas and we don’t seal before other trades have finished in an area. That keeps the work right first time and saves rework. If you have different trades sealing to different standards and cracks opening in caulked internal joints, we can help. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Head of Muir it comes down to the same thing: the right product in a properly prepared joint.

Sites near smaller places like Head of Muir can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photos let us bring the right sealants, primers and backing rod first time.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. For work around Head of Muir, we aim for one trip, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Advice

How the job changes by surface

External facade and movement joints

Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.

Fire-rated sealant where specified

Fire-rated sealant is one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services so we will flag where the detail needs something different. Tell us what records you need and we’ll confirm with the quote.

Head of Muir: questions and answers

Do you take on work at healthcare sites like Forth Valley Royal Hospital?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Does your area include sites such as Chattan Industrial Estate, near Head of Muir?

Yes. We cover Head of Muir and the area around it, including industrial estates, business parks and retail parks such as Chattan Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

What joints do you seal on a new build?

External perimeters and movement joints, internal caulking where specified, sanitary and kitchen joints, plus snagging, all priced as one package.

Can you work while the building is occupied?

Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Can you clear a mastic snag list before handover?

Yes, we can. Share the list and photos, and a fixed quote follows.

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Common problems we fix in Head of Muir

Three-sided adhesion is a frequent fault on new work. Fixed to three faces, the sealant rips the first time the joint opens, so depth is controlled with backing rod or bond-breaker tape.

Most enquiries start with one or more of the following:

  • Old sealant on a refurbishment that needs stripping before new work
  • Inconsistent sealant finishes from plot to plot
  • Frame gaps too wide for sealant alone
  • Bath and shower joints scraped during the final clean

For contractors refurbishing units at places like Chattan Industrial Estate, which lies south-east of Head of Muir, the mastic covers cladding panels, roller-door and window perimeters.

Facades, frames and programmes in Head of Muir

Scotland has its own building regulations, and in Head of Muir warrants come from the local authority verifier. The mastic follows the specification that goes with the warrant. Head of Muir is in the east of Scotland, which is drier than the west. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. External dates keep a little give.

Why act early in Head of Muir

Clearing snags piecemeal is tempting when handover is close. A planned sweep of each plot or floor catches the lot in one go and saves applicators coming back again and again. We can run snagging as its own phase before handover. Around smaller places like Head of Muir, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
