Mastic sealing in Glamis, done properly

For over 20 years we have resealed joints for owners, agents and landlords. Every applicator holds a CSCS card, and the work is backed by public liability insurance. Each building we complete carries a 12-month guarantee on our workmanship. If you have failed external movement joints and mastic failing across several blocks on an estate, we can help, whatever the surface. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Glamis it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Outside mastic in Scotland needs dry joints and the right temperature, so work around Glamis is planned with the forecast. Programmes allow for the weather.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Different surfaces, different methods

External movement joints

Brickwork, blockwork and panel joints let a building move. Failed sealant in a movement joint lets water in.

Communal areas

Communal entrances, stairwells and corridors have joints at door frames, screens, skirting and floor edges. Fresh joints make shared areas look looked after.

FAQs: Glamis

Is Glamis too far out for you?

No. Places such as Glamis are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Good photos up front let us bring everything on the first visit.

Do you take on block-wide or estate-wide mastic work in Glamis?

Yes, we quote for single buildings and for programmes across several blocks. We can phase the programme to suit your budgets and notice periods.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Which sealant will you use?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you work for managing agents and housing associations?

Yes, block and estate work is a core part of what we do. Buildings are scheduled in turn with dates agreed in advance.

What if the old mastic contains asbestos?

We don’t remove asbestos-containing materials. If old sealant is suspected, work stops until it’s tested, and the duty to manage asbestos sits with the dutyholder.

Will you just go over the old sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Doing it in-house

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Aftercare for building managers

Regular inspection catches problems early. Specifically:

  • Have the asbestos survey to hand for older buildings
  • Mention RAMS, insurance or CSCS requirements up front
  • Make mastic part of routine maintenance checks
  • Encourage occupiers to report problems at frames

Log the date and extent of the resealing for each block. That makes future programmes easier to plan and gives you a history.

Left open, joint edges in render, brick or frames can deteriorate. Once that happens, repairs come before resealing.

What we are called out for in Glamis

In communal areas, joints take knocks from bins, bikes, buggies and deliveries, and low-level joints get damaged. Regular cleaning wears them further.

These are often picked up first by site or facilities staff:

  • Repeated reactive repairs to the same buildings
  • Patchy repairs in mismatched sealant
  • Draught complaints from residents or tenants
  • Window mastic that has split and shrunk

Trustees of buildings like St Fergus's Church can bring frame and external mastic into a planned maintenance list.

What your quote should include

  • How they handle RAMS and site documents
  • The named product and why it was chosen
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Who will actually carry out the work

Diagnose, treat, sign off

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Where we can, we combine work around Glamis with other jobs nearby. Tell us how flexible your dates are.

  1. Each block or building is walked and the failed joints recorded with the likely cause.
  2. We send a fixed quote that sets out the joints, the products and the programme.
  3. The sequence and the dates are fixed with you, giving you what you need to notify occupiers.
  4. Old sealant is stripped and each face prepared back to firm material.
  5. Backing rod and primer go in as the joint requires, then the new bead is placed and tooled.
  6. Each building is checked on completion and the work carries our 12-month guarantee.

Preparing the site

  • Warn occupants and staff about the work
  • Move anything stored against the joints
  • Send your site hours and access windows

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Old mastic suspected of containing asbestos, which must be tested and dealt with by a specialist first
  • Cracked or crumbling render, brick or stone at the joint edges (we’ll tell you if so)
  • Leaks through the frame itself rather than the perimeter

If in doubt, give us a call on 01277 525 020 or use the quote form and we’ll say what we think.

What we seal

  • Communal kitchens and washrooms
  • Balcony and threshold joints
  • Communal entrances and stairwells
  • Shopfronts below residential blocks
  • Window and door perimeters on blocks
  • External wall and movement joints
