How we handle floor joint sealing in Upminster

Open joints take a beating from forklift and pallet-truck wheels. Every pass chips at the bare concrete edge, and over time a neat cut turns into a ragged channel. A properly filled joint carries the wheel over and protects both arrises. It also smooths the route for drivers and stock. If you have joint edges breaking up under truck wheels and soft sealant dragged out of trafficked joints, we can put it right, on joints along racking aisles, loading bays and construction joints alike. Whether you call it commercial sealant work, mastic application or joint sealing, in Upminster it comes down to the same thing: the right product in a properly prepared joint.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Upminster, as everywhere in London, access, loading and the ULEZ all come into the plan.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Our process

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Maintenance after handover

Cleaning and maintenance staff play a part too. Share these points with them:

  • Treat loading bay joints first if they’re failing
  • Stop forks and pallets being dragged across joints
  • Plan for a top-up on newer floors
  • Let us know what the floor is cleaned with

Once cured, the joints get cleaned along with the slab. If you use strong chemicals or hot-water washing, mention it when we quote so the product suits them.

Joint damage starts slowly and then speeds up. Once the first piece is out, wheels drop further and hit harder, so it pays to act at the first signs.

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

What happens if it’s left?

Painting or coating straight over joints rarely lasts. Joints need their own treatment, whether or not the floor is coated. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

A quote for floor joints depends on quantities, condition and access, plus any specification you are working to. Ask us for a fixed quote.

Warehouse floors and decks around Upminster

In London, decks, bays and service yards usually have to keep running, so the work is broken into short sections agreed with the building manager.

Upminster is inside London’s ULEZ, as is the rest of Greater London; tell us about loading bays, goods lifts and parking when you send details. A healthcare site such as St George's Hospital (to the south-west of Upminster) depends on car parks, ramps and service yards whose joints take traffic all day. In a school such as Upminster Junior School, movement joints in brick, block and hall floors tend to be forgotten until they leak.

Upminster is about 2 miles east of Hornchurch, in Greater London. Looking for floor joint sealing in Upminster? We can help. Upminster is one of 764 places we cover in Greater London for floor joints. Sites around London have their own page, about 16 miles away.

We cover the RM14 and RM11 postcode districts. For a building on Station Road, Latham Place and Deyncourt Gardens or nearby, send details and we will quote for floor joints. Just outside Upminster, we also work in Upminster Bridge (1 mile west), Cranham (1 mile east), Emerson Park (1 mile north-west), Hornchurch (2 miles west) and Puddle Dock (2 miles east). What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • A failing floor coating, which is a flooring contractor’s job
  • Structural cracking in the slab
  • Level or flatness problems across the floor

Not sure which it is? You can phone 01277 525 020 or email the details over and we’ll tell you honestly.

What we seal

  • Loading bays
  • Retail and showroom floors
  • Saw-cut induced joints
  • Construction joints
  • Joints along racking aisles
  • Forklift and pallet-truck routes

Upminster: questions and answers

Do you work in London buildings with loading restrictions?

Yes, most London buildings have access rules of some kind, and we plan around them. The building manager’s rules go straight into our method. We allow for the ULEZ, which covers every borough

Can you work on a hospital site such as St George's Hospital?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Will you just go over the old sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Is Upminster in your area?

Yes. We take on work across Upminster, with one number for every area we cover.

Can you work to our specification?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

Are you CHAS accredited?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Commercial clients in Upminster

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Upminster. Several sites can go on one quote, which keeps the paperwork simple.
