Floor joint sealing in Spott, done properly

Sometimes the concrete either side of a joint has already spalled. Filling against a crumbled arris won’t hold for long, so we’ll tell you if the joint edges need repairing first and leave that decision with you. The enquiries we see most involve loading bay joints breaking down and unfilled floor joints collecting dirt and grit, on saw-cut induced joints, joints along racking aisles and forklift and pallet-truck routes. A specialist sealant contractor works differently from a general builder: in Spott, that means joint design, primers and backing rod as standard.

For floor or movement joints around smaller places like Spott, we plan to finish in one visit where we can. Photos, approximate widths and what uses the floor help us bring the right materials.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Why act early in Spott

Waiting for a site-wide shutdown often means the joints keep getting worse. Phased in zones, the busiest routes can be treated first while the rest of the floor carries on. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Spott, a repair visit takes planning, so it’s better to act early.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

FAQs: Spott

Does the sea air around Spott change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Would you work within a site like Belhaven Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Is it normal for joint filler to separate?

On newer slabs, the concrete keeps shrinking after the joints are filled, so a semi-rigid filler can part from one face. It is normally dealt with by topping up.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited and a Constructionline member.

How long does a job like this take?

It depends on the scope, though a typical visit normally takes a day for smaller units, with bigger warehouse floors programmed over several visits. For bigger or phased jobs, we’ll set out a timescale with the quote.

On site: what to expect

At the end of each section, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. For a building near Spott, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. A floor survey records every joint, its edges and what crosses it.
  2. You receive a fixed quote showing products and phasing.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. Dust is vacuumed out and primer applied where specified.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Make sure the joints can be reached
  • Point out any areas we must not close

Advice

Warehouse floors and decks around Spott

Spott is within about 2 miles of the coast. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, which is why split joints are worth sealing before the edges deteriorate. The east of Scotland, where Spott is, gets less rain than the west. Frost and winter road salt still work into open joints in car parks and yards. Sealing them in drier months limits winter damage.

For an estate such as Belhaven Hospital (1.8 miles north of Spott), the joints in ramps, decks and long building elevations all need attention over time.

Spott is about 10 miles east of Haddington, in East Lothian. Our applicators travel to Spott for work on floor joints. Spott is one of 48 places we cover in East Lothian. Sites around Edinburgh have their own page, roughly 27 miles from Spott.

We take on floor joints across the EH42 postcode area, whatever the building. For a building on Canongate, High Road and St John Street or nearby, send details and we’ll quote for floor joints. Common problems we fix in Spott

Floor joints collect dust, oil, curing compound and cleaning residue. Without cutting back to sound, clean concrete, the new material simply lifts out.

Clients typically get in touch after noticing something like this:

  • Old filler gone hard, cracked or loose
  • Failing joints at loading bays and dock doors
  • Joint fill separating from the concrete
  • Sealant pulled out along a truck route

If you manage units on an estate such as Spott Road Industrial Estate, 1.7 miles to the north of Spott, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch.

What to look for in a quote

  • How they’ll work around occupants
  • Will RAMS and insurance details be available?
  • Which product they’ll use, and why it suits the joint
  • What level of public liability insurance do they hold?

Honest limits

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:

  • Damaged or worn floor coatings and screeds
  • Slab panels that rock or move under load
  • A floor that is out of level for the racking or trucks

If in doubt, ring 01277 525 020 or send details through our quote form and we will say what we think.

What we seal

  • Retail and showroom floors
  • Joints along racking aisles
  • Saw-cut induced joints
  • Loading bays
  • Forklift and pallet-truck routes
  • Construction joints

Different surfaces, different methods

Forklift and pallet-truck routes

Truck routes take traffic all day, so their joints wear fastest. A semi-rigid filler is common here because it supports the arrises under hard wheels.

Construction joints

Day joints sit where one section of slab was cast against another. They can move more than saw cuts, and that shapes the product choice.
