What we can’t put right
Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:
- Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)
- Wide or random cracking that suggests a structural issue
- Damaged or worn floor coatings and screeds
Not sure which it is? You can speak to us on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

Floor joint sealing in Seven Dials, done properly
It isn’t only heavy industry. Retail units, showrooms and trade counters have slab joints crossed by trolleys, footfall and cleaning machines, where a gappy, dirty joint looks untidy and snags castors. A neat, flush fill makes the floor easier to clean and look after. We work on construction joints, saw-cut induced joints and loading bays, and what we are called in for most is saw-cut joints left open and packed with grit and failing joints at loading bays and dock doors. A single leaking joint is often how a building in Seven Dials first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.
London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Seven Dials, as everywhere in London, access, loading and the ULEZ all come into the plan.
We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Looking after the joints
Once the work is signed off, a little attention goes a long way:
- Let us know what the floor is cleaned with
- Keep grit out of unfilled joints in the meantime
- Put loading bays at the top of the list
- Keep trucks off new joints until we say they’re ready
Normal floor cleaning is fine once the product has cured. Tell us about aggressive cleaning products or hot washing at quote stage so we choose something that tolerates them.
Joint damage starts slowly and then speeds up. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.
Our process
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes anything from a day for one loading bay to several days for a large floor, split into phases, and our waste is bagged and taken away as we go. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.
- We walk the floor and mark up joint widths, edge damage and traffic routes.
- You receive a fixed quote showing products and phasing.
- Each joint is cut or routed back to clean, sound concrete.
- Dust is vacuumed out and primer applied where specified.
- The joint is filled to its specified depth and trimmed level.
- We hand each phase back when it can take traffic.
What we need from you
- Flag any permit to work we’ll need
- Clear stock, furniture or equipment away from the joints
- Tell us your opening times and when work is allowed

Advice
Surface by surface
Flexible floor sealants
Polyurethane sealants suit floor joints with larger movement. They give less edge support than semi-rigid fillers so they are used where movement matters more than wheel load.
Retail and showroom floors
Shop and showroom floors often have exposed slab joints, especially with polished or coated concrete. A flush, neat fill in a suitable colour keeps the floor looking right, and we’ll confirm the colours available for the specified product.
Quoting for work in Seven Dials
We price every job individually. The things that drive the figure:
- Access and working height
- Specialist products, such as fire-rated or hygienic sealants
- Whether old sealant has to be cut out first
- Working within restricted access windows
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.
What we need to price the job
The more we know, the firmer the quote. When you get in touch, include:
- Specification clauses that apply
- The asbestos register, for older buildings
- A wide shot and a close-up of the area
- The postcode of the building
To get a fixed quote, speak to us on 01277 525 020 or email drawings and photos, telling us the site location and the nature of the job. Our quote form is another easy route.
Questions we are asked in Seven Dials
Can you work at a site such as Grand Vitesse Industrial Estate, by Seven Dials?
Yes. Our area takes in Seven Dials and its surroundings, with estates and business parks such as Grand Vitesse Industrial Estate included. A few photographs and the unit address let us price the work.
Do you take on jobs in Seven Dials where loading and access are tightly controlled?
Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Which sealant will you use?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
What site paperwork can you supply?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.
Doing it in-house
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
