Floor joint sealing in Port Charlotte

Some joints reach us with their edges already broken. Filling against a crumbled arris won’t hold for long, so if the edges need repair before any filling, we’ll say so and leave that decision with you. We work on saw-cut induced joints, joints along racking aisles and retail and showroom floors, and the usual reasons a site gets in touch are cracked and crumbling joint fill and chipped and spalling edges along forklift routes. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Port Charlotte, that means joint design, primers and backing rod as standard.

Around smaller Scottish places like Port Charlotte, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Concrete slabs and yards there take vehicles and weather.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

After the work

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Ask drivers not to drag forks or pallets
  • Keep grit out of unfilled joints in the meantime
  • Hold traffic back until the product has cured
  • Treat loading bay joints first if they’re failing

We’ll give you a time before trucks can run over the new joints and it pays to stick to it. In a busy building, barriers keep early traffic away.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it, with more downtime and more disruption.

Honest limits

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • A failing floor coating, which is a flooring contractor’s job
  • Slab panels that rock or move under load
  • Uneven floors that need grinding or levelling

If you are not sure, just call the office on 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.

Common questions from Port Charlotte clients

Does the sea air around Port Charlotte change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is Port Charlotte off your patch?

Not at all. Port Charlotte is within our area. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Should floor joints be filled or sealed?

It depends on the traffic and the movement. Trafficked joints on truck routes usually need a semi-rigid filler to support the edges, while joints that move more take a flexible sealant.

What about RAMS and site documents?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

What guarantee do you give on joint filling?

A 12-month guarantee covers the work we do. It applies to our workmanship rather than structural movement or accidental damage.

Why is there a gap next to the joint filler?

Young concrete carries on shrinking for a long time, so a semi-rigid filler can part from one face. It is normally dealt with by topping up.

How long before trucks can use the joints?

The wait is set by the product’s cure time, and cold floors slow it down. Phasing is planned with that in mind.

How the job changes by surface

Flexible floor sealants

Polyurethane floor sealants are available in a range of colours, and we’ll confirm what the specified product offers.

Construction joints

Construction joints, sometimes called day joints, mark where one pour ended and the next began. They often see more movement than sawn joints and that shapes the choice of filler or sealant.

Floors, slabs and movement joints in Port Charlotte

With the shore within about 1 mile, Port Charlotte counts as a coastal location. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. Port Charlotte is on Scotland’s wetter western side. Open joints in car parks and yards let in more water than in drier areas. Dry spells are used for the external joints.

In and around Port Charlotte, the right filler or sealant for each joint depends on the traffic and the movement it takes.

What sets the cost

Before we quote, we look at:

  • Location, for remote and island sites
  • Which sealant the job calls for
  • Access and working height
  • Working within restricted access windows

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What we need to price the job

A few photographs plus some basic facts will normally do. Please tell us:

  • Where the site is, with the postcode
  • The product your specification calls for
  • Approximate linear metres or a joint schedule
  • Whether an asbestos survey exists

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to ring 01277 525 020 or use the quote form.

Common problems we fix in Port Charlotte

An ageing filler or sealant can go brittle and split, particularly where cleaning machines and traffic work it daily. At that point it neither holds the edges nor keeps debris out.

Most enquiries start with one or more of the following:

  • Dock area joints that have failed first
  • Brittle joint filler breaking up
  • Broken arrises where pallet trucks cross
  • Saw-cut joints left open and packed with grit

Hospital campuses such as Islay Hospital, 4 miles to the east of Port Charlotte, grow in stages, leaving movement joints wherever new blocks meet old.

What to look for in a quote

  • Is the sealant right for the movement and the substrate?
  • Will failed sealant be removed rather than covered?
  • Who will actually carry out the work
  • The terms of the workmanship guarantee

Questions to ask before you appoint anyone

On site: what to expect

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Tell us who will meet us and how to get in at your building near Port Charlotte. We will confirm the plan with the fixed quote.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. The area is handed back once it has cured enough to take traffic.

Preparing the site

  • Agree which areas must stay open
  • Point out parking and an unloading spot
  • Warn occupants and staff about the work
