Floor joint sealing near North End

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Broken concrete either side of the joint
  • Unstable slabs moving under traffic
  • A floor that is out of level for the racking or trucks

If in doubt, ring 01277 525 020 or send details through our quote form and we’ll say what we think before you book.

Where we work in North End

  • Saw-cut induced joints
  • Joints along racking aisles
  • Retail and showroom floors
  • Construction joints
  • Forklift and pallet-truck routes
  • Loading bays

Floor joint sealing in North End

We diagnose the floor first rather than guessing at a product: joint widths, whether the joints are still opening, what runs over them and how the edges have held up. That tells us whether semi-rigid filler or flexible sealant suits each run, area by area where it needs to be. We work on forklift and pallet-truck routes, retail and showroom floors and loading bays, and what we’re called in for most is soft sealant dragged out of trafficked joints and scruffy, dirty joint lines on a shop or showroom floor. Whether you call it commercial sealant work, mastic application or joint sealing, the work in North End is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Around places the size of North End, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Concrete floors and yards in these buildings move and crack like any others.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

What affects the price in North End

Quotes vary with the job. It mainly depends on:

  • Backing rod, priming and other preparation
  • Which sealant the job calls for
  • Working within restricted access windows
  • Any access equipment needed

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Details that help us quote

The more we know, the firmer the quote. Helpful details to send:

  • Whether the building will be occupied during the work
  • The asbestos register, for older buildings
  • The product your specification calls for
  • Your programme or deadline

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Why it’s worth doing now in North End

Holding off until the whole floor can close can take a long time. Phased in zones, the busiest routes can be treated first and the remainder follows on a plan that suits you. In a smaller place such as North End, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Common questions from North End clients

Does the sea air around North End change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is North End too far out for you?

Not at all. North End is within our area. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

What do you need from us to quote?

Approximate metres of joint, photographs of typical and worst areas, and a floor plan let us give a quick quote. We can visit where that helps, and you can give us a call on 01277 525 020 or email us to arrange it.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Will we need to close the floor?

In the majority of cases, just the area being treated is coned off. Each zone reopens when the product can take traffic, then we move to the next.

Diagnose, treat, sign off

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Several jobs near North End can be grouped on one trip. Tell us your site hours and we will plan around them.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. You get a fixed quote with the product and the phasing set out.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. The area is handed back once it has cured enough to take traffic.

Getting the site ready

  • Flag any permit to work we’ll need
  • Share the asbestos register for older buildings
  • Confirm the product named in the specification

How the job changes by surface

Retail and showroom floors

Polished and coated concrete floors in shops and showrooms show every joint. We aim for a tidy, flush finish that suits the floor and confirm which colours the product comes in.

Construction joints

Day joints on busy routes are prone to edge damage. Movement and traffic are both checked before we decide what goes in.

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Make joint checks part of your floor inspections
  • Keep grit out of unfilled joints in the meantime
  • Keep trucks off new joints until we say they’re ready
  • Remind operators to lift rather than drag

Young concrete carries on shrinking, so some fillers part slightly from one face. It is a known trait of new floors and a later top-up deals with it.

Grit in an open joint does damage every time a wheel crosses it. Getting it filled stops the damage before it becomes a repair.
