Floor joint sealing in Grange Mills, done properly

Open joints take a beating from forklift and pallet-truck wheels. Each crossing knocks the unsupported edge, and over time a neat cut turns into a ragged channel. A properly filled joint carries the wheel over and protects both arrises, which is kinder to trucks, loads and operators. Site teams most often ask us about failing joints at loading bays and dock doors and a gap opening alongside old joint filler, across construction joints, joints along racking aisles and loading bays. Looking for mastic applicators who cover Grange Mills? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

London’s floor joints are concentrated in warehouses and trade units, car parks, podiums and decks. In Grange Mills, as everywhere in London, access, loading and the ULEZ all come into the plan.

A 12-month guarantee applies to all our work. If an installation problem shows up, call 01277 525 020 or email a schedule or drawings and we’ll arrange a return visit.

Commercial clients in Grange Mills

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Grange Mills can sit alongside others in a wider programme.

Signs you need floor joint sealing in Grange Mills

A slab keeps shrinking for a long time after it is cast, and saw-cut joints give that shrinkage a planned place to crack. As the panels contract, the joints widen so a filler put in early may separate along one side.

If one of these sounds familiar, it’s time for a closer look:

  • Untidy open joints in a retail unit
  • Drivers complaining about joints on a route
  • Flexible sealant torn out by wheels
  • Brittle joint filler breaking up

Campuses like University of the Arts London (to the north of Grange Mills) mix old and new buildings, with movement joints wherever they meet.

Joints that move: notes for Grange Mills

Less than 3 miles from Grange Mills there are at least three named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic. Basement car parks and service yards in London tend to be in use all working day, which is why we work a few bays at a time.

If you manage units on an estate such as Zennor Road Industrial Estate, under half a mile to the south-east of Grange Mills, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch. For a centre such as Priory Retail Park, 2.6 miles to the south-west of Grange Mills, the service yard and car park joints normally need attention first.

Grange Mills is about 2 miles south-west of Stockwell, in Greater London. Grange Mills sits inside our coverage, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 764 places in Greater London.

What the job involves on each surface

Saw-cut induced joints

Saw cuts are made soon after the slab is cast so shrinkage cracks follow a line. They start narrow and widen as the concrete dries, and on truck routes they need a filler that supports the edges.

Isolation joints at walls and columns

We plan column and wall joints around racking and fixed plant.

Honest limits

Being straight saves everyone time. Fresh joints won’t solve:

  • Wide or random cracking that suggests a structural issue
  • Worn screed or surface finishes
  • Joint edges that have already broken away, which need repairing before filling (we will tell you if so)

If in doubt, speak to us on 01277 525 020 or use the quote form and we will say what we think.

Surfaces we seal

  • Saw-cut induced joints
  • Retail and showroom floors
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Loading bays
  • Construction joints

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • Travel to remote or island sites
  • Access and working height
  • The total length or number of joints
  • Site requirements such as inductions and permits

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

Details that help us quote

A good diagnosis starts with the right details. Tell us:

  • Where the site is, with the postcode
  • A wide shot and a close-up of the area
  • The type of building and who uses it
  • Specification clauses that apply

The quickest route to a quote is a few photographs and the site postcode. Upload them with the quote form, or speak to us on 01277 525 020 or use the quote form if you’d rather talk the job through.

Questions we are asked in Grange Mills

Does your area include sites such as Zennor Road Industrial Estate, near Grange Mills?

Yes. Estates, retail parks and business parks around Grange Mills, Zennor Road Industrial Estate among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Do you work in London buildings with loading restrictions?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Send the building rules and access times with your enquiry. We allow for the ULEZ, which covers every borough

Is the floor joint work guaranteed?

Our workmanship carries a 12-month guarantee, and we hold public liability insurance.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

When can forklifts run over new joint filler?

The wait is set by the product’s cure time and cooler floors take longer. Phasing is planned with that in mind.

Our process

Before we leave any area, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. In Grange Mills, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Send your site hours and access windows
  • Move anything stored against the joints
