Fire stopping across Woodlands
Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
Different surfaces, different methods
Small ducts
We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.
Linear joints
Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers.
Fire stopping in Woodlands
Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. If the detail calls for something other than sealant, we say so rather than force sealant into it. The enquiries we see most involve fire seals cut back for extra cables and never reinstated and expanding foam used as fire stopping, on small duct penetrations where the tested detail allows, pipe penetrations and service gaps in risers. Looking for mastic applicators who cover Woodlands? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
London has many occupied offices, blocks and mixed-use buildings where services are added and rerouted all the time. Each service penetration gets fire-rated or intumescent sealant if that’s what is specified, laid to the product’s tested arrangement.
The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Why deal with it now?
A seal that doesn’t match its tested detail gives false comfort. The fix is to remove it and reinstall to the detail. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.
There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.
Why clients in Woodlands choose us
- A fixed quote before work starts
- Fully insured
- Sealing commercial buildings since 2005
- One number for every site we cover
After the work
A few simple habits keep the new joints working:
- Put resealing into every M&E and fit-out package
- Include service cupboards in routine inspections
- Arrange inspection before areas are covered up
- Settle who seals which penetrations at the start of a project
After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail.
Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job compared with dozens found at once.
On site: what to expect
When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself usually taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. All of Greater London is in the ULEZ, and kerbside space in Woodlands can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.
- First we confirm the product and tested details named in the specification.
- We sort the openings by the detail each one needs.
- Old or wrong materials are cut out.
- Where the detail needs backing, it goes in at the stated depth.
- Fire-rated or intumescent sealant goes in around the services and is tooled off.
- Completed areas are checked with you, with the records agreed when we quoted.
Getting the site ready
- Share the asbestos register for older buildings
- Explain the parking and delivery arrangements
- Let us know about inductions and permits

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.
Advice
Questions about Woodlands
Can you work in a London building with booked loading and goods-lift slots?
Yes, we plan every London job around the building’s own access rules. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for
Can you work at a site such as Metro Industrial Centre, by Woodlands?
Yes. Estates, retail parks and business parks around Woodlands, Metro Industrial Centre among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.
How long do sealant joints last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
Do you hold third-party fire-stopping installer certification?
No, and we won’t imply otherwise. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them, so check your contract first. If it doesn’t require one, we can install the specified fire-rated sealant to its tested detail.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
What about RAMS and site documents?
Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.
When to call us in Woodlands
Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in.
Site and facilities staff are often the first to spot these:
- Open linear gaps along the top of fire-resisting walls
- Expanding foam used as fire stopping
- Seals that don’t match their tested detail
- Seals disturbed by maintenance and left open
For a hospital such as West Middlesex Hospital, 0.8 miles to the east of Woodlands, penetration sealing is typically phased ward by ward, with infection-control rules agreed first.
Questions to ask before you book
- Their pre-qualification and accreditations
- Proof of insurance
- How they’ll work around occupants
- Whether their applicators hold CSCS cards
Quoting for work in Woodlands
We price every job individually. The main factors are:
- The site’s rules and procedures
- The total length or number of joints
- Specialist products, such as fire-rated or hygienic sealants
- Access and working height
The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site requirements come into it too.
What to include in your enquiry
It doesn’t need to be a full survey. These details are enough to start:
- Whether an asbestos survey exists
- Specification clauses that apply
- When you need the work done
- Rough lengths or quantities, or drawings if you have them
Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, ring 01277 525 020 or email drawings and photos.
Fire-rated sealing for Woodlands buildings
Fire stopping of openings and penetrations in England falls under Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. A 2-mile radius around Woodlands takes in a good number of hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.
Tenant changes at centres like Ivybridge Retail Park, 0.9 miles south-east of Woodlands, often mean new services through walls between units. For an estates team at a campus like University of London (less than half a mile north-east of Woodlands), summer M&E works are normally followed by a round of penetration sealing.
