Fire stopping for Wallend sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Why deal with it now?

An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these. Failed sealant in a building in Wallend can quickly affect neighbours, tenants or the floor below. Dealing with it early is simpler for everyone.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

Why us?

  • CHAS accredited contractor
  • Old sealant cut out, never sealed over
  • Sealing commercial buildings since 2005
  • Public liability insurance in place

Fire stopping in Wallend

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. We work on cable penetrations, service gaps in risers and joints between fire-resisting walls and floors, and what we are called in for most is builders’ foam or ordinary silicone in compartment walls and penetration schedules that need working through. For commercial sealant work in Wallend, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. Our part is installing the specified fire-rated sealant; tell us what records you need and we will confirm with the quote.

We stand by our work with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Different surfaces, different methods

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on.

Small ducts

Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products and we flag that rather than guess.

Your questions answered

Can you work at a site such as Beckton Triangle Retail Park, by Wallend?

Yes. We cover Wallend and the area around it, including industrial estates, business parks and retail parks such as Beckton Triangle Retail Park. Photos and a short description are enough for a first look.

Can you work in a care home near Wallend with residents in?

Yes. Care settings are planned area by area, at times agreed with the home. Any site rules, from signing in to infection control, are agreed before we start.

Do you offer coloured sealant?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

How many days will you need on site?

That varies with the scale of the job, though a typical visit usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Larger or phased jobs take longer, and we will give you a timescale with the quote.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Which standards are fire seals tested to?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Classification follows BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. That rating only holds when the product is installed to its tested detail.

Can you quote from photographs?

It depends on the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

What we can’t put right

Being straight saves everyone time. New sealant won’t cure:

  • Construction that lacks the fire resistance the seal relies on
  • Deciding what a wall or floor needs, which belongs to the designer
  • Approving the work on behalf of building control

If in doubt, ring 01277 525 020 or email the details over and we’ll say what we think before you book.

Joints and surfaces we work on

  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads

From enquiry to sign-off

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself usually taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

What we need from you

  • Tell us which areas need to stay in use
  • Explain the parking and delivery arrangements
  • Share your working hours and any access restrictions

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Include service cupboards in routine inspections
  • Get seals inspected before ceilings and boxing close
  • Treat an open penetration as a priority repair
  • Don’t let anyone top up a fire seal with the wrong product

After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match.

Fire-rated sealing for Wallend buildings

A good number of hotels sit less than 2 miles from Wallend. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail.

Hotels like Barking Hotel, 0.8 miles to the north-east of Wallend, are refurbished in phases, and each phase can open up compartment walls. Hospital estates such as Cygnet Hospital Beckton, 1.3 miles south of Wallend, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. Workshops and IT rooms at colleges like Newham College London (1.4 miles west of Wallend) are re-serviced often, leaving penetrations to seal.

Wallend is about 1 mile west of Barking, in Greater London. Businesses, contractors and managing agents in Wallend can call on us for service penetrations. Wallend is one of 764 places in Greater London on our list for service penetrations. Sites around London have their own page, about 7 miles away.
