Fire stopping in Uxbridge

When to call us in Uxbridge

Damage plays a part too. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped and the opening isn’t always resealed.

It’s worth sending us details if you spot any of the following:

  • Fire-stopping items raised at inspection or handover
  • Open linear gaps along the top of fire-resisting walls
  • Unsealed openings around new pipes and cables
  • Seals disturbed by maintenance and left open

In a hotel such as The Red Lion Hotel, 0.8 miles to the south-east of Uxbridge, new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

Before you book anyone

  • Their public liability cover
  • Which product they’ll use, and why it suits the joint
  • Whether their applicators hold CSCS cards
  • How joint depth will be controlled

Our contractor checklist

How we handle fire stopping in Uxbridge

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We hold no third-party fire-stopping installer certificate, and we won’t pretend otherwise. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. We work on cable penetrations, small duct penetrations where the tested detail allows and service gaps in risers, and what we’re called in for most is expanding foam used as fire stopping and head-of-wall gaps with no fire seal. Looking for mastic applicators who cover Uxbridge? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. Our part is installing the specified fire-rated sealant; tell us what records you need and we’ll confirm with the quote.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. In Uxbridge, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Agree which areas must stay open
  • For older buildings, check the asbestos register before work
  • Warn occupants and staff about the work

Advice

Should maintenance staff do it?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Commercial clients in Uxbridge

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Approving the work on behalf of building control
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Gaps in walls that were never built as compartment walls

If in doubt, call the office on 01277 525 020 or email a schedule or drawings and we will say what we think.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Pipe penetrations

Surface by surface

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail. We confirm material and size first and tell you if sealant isn’t the right product.

Masonry and concrete

Openings through concrete vary from tidy cores to rough break-outs. The gap is measured at the widest point so we know it sits within the tested range.

Questions we are asked in Uxbridge

What does the BS 476 change mean for fire-rated sealant in Uxbridge?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can you work around term dates at a campus such as Brunel University of London?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Can staff carry on working while you’re here?

Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.

Do you cover Uxbridge?

Yes. Uxbridge is in our area. To discuss a job, speak to us on 01277 525 020 or email us.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Fire-rated sealing for Uxbridge buildings

The area within 2 miles of Uxbridge holds several hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal. In London buildings, frequent fit-outs and M&E changes are a common reason fire stopping gets breached. Where fire-rated sealant is specified, we install it to the tested detail under the building’s permit-to-work arrangements.

Residences at universities like Brunel University of London, 0.6 miles to the south of Uxbridge, have compartment walls that must be resealed whenever services change. For a site team at a college like Uxbridge College, 0.8 miles to the north-east of Uxbridge, fire-rated sealing is best scheduled after the summer works.
