How we handle fire stopping in Swattenden
Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Other openings need collars, wraps, batts, pillows or boards. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you have openings found when ceilings come down for a refit and seals that don’t match their tested detail, we can help, on cable penetrations, joints between fire-resisting walls and floors and small duct penetrations where the tested detail allows alike. Searching for sealant specialists in Swattenden? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
Smaller places such as Swattenden still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Common questions from Swattenden clients
Is Swattenden too small for you to travel to?
No. Places such as Swattenden are covered as much as the big towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.
Does your area include sites such as Hartley Dyke Business Centre, near Swattenden?
Yes. We cover Swattenden and the area around it, including industrial estates, business parks and retail parks such as Hartley Dyke Business Centre. Photos and a short description are enough for a first look.
What site paperwork can you supply?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
Is BS 476 being phased out?
In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
Do you take on small jobs?
Small jobs are welcome alongside larger packages. Photos and a description are enough to start.
What do BS EN 1366-3 and BS EN 13501-2 mean?
BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Results are classified under BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.
Will fire-rated sealant work on every penetration?
No. Each fire-rated sealant is tested for particular services, gap sizes and substrates. If an opening falls outside, it needs another solution, specified by your designer.
Owners, agents and contractors
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
How the job changes by surface
Metal pipes
Heat travels along metal pipework, and the tested detail may ask for insulation beyond the wall. We follow whatever the detail requires and flag anything we can’t match.
Drylining partitions
Drylined fire walls are tested in a particular build-up. The sealant detail has to be tested in that wall type, with the stated board layers first.
Keeping the joints sound
Problems stay small when the joints are checked regularly. Specifically:
- Include service cupboards in routine inspections
- Ask the designer to confirm details early on refits
- Arrange inspection before areas are covered up
- Foam or ordinary sealant is never a fire-seal repair
During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown and get them dealt with.
Ask every contractor who works in risers or voids to report openings they create. It costs little and catches breaches early.
Quoting for work in Swattenden
Before we quote, we look at:
- Quantities, in metres or numbers
- Site requirements such as inductions and permits
- The product specified
- How accessible the joints are
The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.
Sending details for a quote
Whether it’s one area or a whole building, these details speed things up:
- The type of building and who uses it
- Your programme or deadline
- The asbestos register, for older buildings
- The product your specification calls for
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. If you have questions first, speak to us on 01277 525 020 or send details through our quote form.
Fire-rated sealing for Swattenden buildings
In England, Approved Document B covers fire stopping of openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. Either way, we install the specified product to its tested detail. At about 39 miles from central London, Swattenden is within reach of the capital. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls; the gaps need the specified seal.
Halls and meeting rooms at places like Congregational Church sometimes gain new services, and any compartment wall crossed needs the specified seal. Hotels like The George Hotel (1 mile north of Swattenden) are refurbished in phases, and each phase can open up compartment walls. Offices at parks like Hartley Dyke Business Centre (0.7 miles west of Swattenden) are re-cabled with each new tenant, and compartment walls need sealing afterwards to the tested detail.

Our process
We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Jobs in and around smaller places like Swattenden are normally planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- Each opening is checked for wall or floor type, service, gap and depth.
- Foam, ordinary sealant and debris come out first.
- The specified backing and sealant go in to depth and are finished neatly.
- Anything outside the detail is reported to you rather than sealed.
Before we start on site
- For older buildings, check the asbestos register before work
- Send any specification or drawings in advance
- Move anything stored against the joints
Request a quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
Advice
Doing it in-house
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
