Fire stopping for commercial buildings in Standen

Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4 and the results are classified to BS EN 13501-2. A rating such as EI 60 only holds when the product is installed as it was tested. So our job is to reproduce that arrangement faithfully. The enquiries we see most involve expanding foam used as fire stopping and fire seals cut back for extra cables and never reinstated, on service gaps in risers, joints between fire-resisting walls and floors and linear gaps at wall heads. Most enquiries from Standen start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

A job near Standen is typically planned around one visit, so send the specification and photos first. Design and sign-off belong to the designer or building control; we install what’s specified.

A 12-month guarantee applies to all our work in Kent. Should something we installed fail, ring 01277 525 020 or use the quote form and we will come back to it.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

What we’re called out for in Standen

Physical damage is another reason seals stop doing their job. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe and the opening isn’t always resealed.

Site and facilities staff are often the first to spot these:

  • Fire sealant pulled out of the opening
  • Openings left by services added after handover
  • Unsealed penetrations discovered above suspended ceilings
  • Open linear gaps along the top of fire-resisting walls

For buildings in and around Standen, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail.

Comparing quotes

  • How the joint faces will be prepared and primed
  • How the existing material will be dealt with
  • How long is the guarantee, and what does it include?
  • What site paperwork they can supply

Our contractor checklist

Aftercare for building managers

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Don’t let anyone top up a fire seal with the wrong product
  • Leave fire sealant to cure fully before covering it
  • Include service cupboards in routine inspections
  • Have penetrations checked while they can still be seen

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.

Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small.

Questions we’re asked in Standen

What does the BS 476 change mean for fire-rated sealant in Standen?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Can you work on a hospital site such as Benenden Hospital?

Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

How much does the work cost?

There isn’t a price list, because every site is different. With photographs or drawings, we can give you a fixed quote.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Do you take on multi-site work?

Yes. A group of buildings can go on one quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

How a job runs

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs in and around smaller places like Standen are typically planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Warn occupants and staff about the work
  • Share your working hours and any access restrictions
  • Clear stock, furniture or equipment away from the joints

What sealant work can’t fix

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Fire risk assessments, a job for a competent assessor
  • Issuing fire ratings or certificates for seals
  • Openings that need collars, wraps, batts or boards rather than sealant

If in doubt, speak to us on 01277 525 020 or send details through our quote form and we’ll say what we think.

What we seal

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Service gaps in risers
  • Cable penetrations
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

What the job involves on each surface

Drylining partitions

Holes in board are often cut larger than needed. If the gap exceeds the tested range, sealant alone won’t do, and the detail may call for board patching or another product.

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. The detail limits bundle size and the gaps between and around cables, so we check before sealing.

Where services cross fire walls in Standen

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Standen lies roughly 41 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls; the gaps need the specified seal.

Large healthcare estates like Benenden Hospital, 3.5 miles south-west of Standen, change their services often, so penetration seals are worth checking after M&E work.
