How we handle fire stopping in Southend

A lot of fire-stopping work comes after M&E installation, a refit or a tenant fit-out. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind. We close the openings listed on your schedule, using the specified sealant and detail. Most enquiries involve head-of-wall gaps with no fire seal and openings left by services added after handover, on service gaps in risers, linear gaps at wall heads and pipe penetrations. Whether you call it commercial sealant work, mastic application or joint sealing, in Southend it comes down to the same thing: the right product in a properly prepared joint.

Smaller places such as Southend still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

When something else is needed

We check first that sealant really is the fix. It isn’t the answer for:

  • Reviewing a building’s overall fire safety
  • Approving the work on behalf of building control
  • Large openings beyond what any sealant detail covers

If in doubt, give us a call on 01277 525 020 or email the details over and we will say what we think before you book.

Surfaces we seal

  • Linear gaps at wall heads
  • Pipe penetrations
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Cable penetrations

Surface by surface

Drylining partitions

Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers first.

Risers and ceiling voids

Voids hide a lot of unsealed openings. We work through the areas on your schedule methodically, and note anything we find that isn’t on it.

Compartments and services around Southend

Central London is about 46 miles from Southend. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls; the gaps need the specified seal. In England, Approved Document B covers fire stopping of openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

Halls and meeting rooms at places like St Peter's Church sometimes gain new services, and any compartment wall crossed needs the specified seal. Office fit-outs on sites such as Fronds Park Business Park, 2.6 miles to the south of Southend, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it. For a school such as Bradfield C.E. Primary School, penetration sealing fits best at the end of the summer works.

Southend is about 5 miles north-east of Thatcham, in West Berkshire. Southend sits inside our coverage and the rest of West Berkshire, with the same fixed quotes and 12-month guarantee as everywhere else. 140 places across West Berkshire fall within our area, Southend among them. Reading is covered too, some 7 miles away.

If you need fire stopping in RG7, the process matches everywhere else we work: send details, get a quote, we seal, guaranteed. Among the streets we cover are Heath Road, New Way and Cock Lane, and sites on any of them can send details for a fixed quote. Just outside Southend, we also work in Tutts Clump (1 mile north-west), Beenham Stocks (1 mile south), Beenham (1 mile south), Stanford Dingley (1 mile north-west) and Chapel Row (2 miles south-west). Further afield, our area takes in Newbury (8 miles west), Thatcham (5 miles south-west), Burghfield Common (4 miles south-east), Speenhamland (8 miles west), Fords Farm (5 miles east) and Little Heath (4 miles north-east).

Cost factors for service penetrations

The price varies from site to site. Expect it to depend on:

  • Travel to remote or island sites
  • Specialist products, such as fire-rated or hygienic sealants
  • Any access equipment needed
  • Phasing around occupants

A quote for service penetrations depends on how many there are, their condition and the access, plus any specification you are working to. Ask us for a fixed quote.

What we need to price the job

We can often quote from photographs and a few details. Please tell us:

  • Anything awkward about access or site hours
  • Specification clauses that apply
  • The asbestos register, for older buildings
  • What the building is and how it’s used

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings that you can work with. For a chat about it beforehand, call 01277 525 020 or send photos by email.

On site: what to expect

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs in and around smaller places like Southend are usually planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Tell us which areas need to stay in use
  • Tell staff and tenants when we’ll be in
  • Share the asbestos register for older buildings

Common questions from Southend clients

Is Fronds Park Business Park, near Southend, within your area?

Yes. We cover Southend and the area around it, including industrial estates, business parks and retail parks such as Fronds Park Business Park. Send details of the unit and the work through our quote form for a quick quote.

Is Southend off your patch?

Not at all. Southend is within our area. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you quote from photographs?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

Is sealant suitable for all service openings?

No. A sealant’s evidence covers set services, gaps and wall or floor types. If an opening falls outside, it needs another solution, specified by your designer.

How do you choose the sealant?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

What changes on 2 September 2029?

For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. Scotland follows its own Technical Handbook, with clause 2.1.14 covering service penetrations.

Maintenance after handover

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Put resealing into every M&E and fit-out package
  • Settle who seals which penetrations at the start of a project
  • Ask which product is in place before decorating
  • Don’t let anyone top up a fire seal with the wrong product

Never top up a fire seal with foam, ordinary silicone or filler. A repair should use the original product, installed the same way unless the designer specifies otherwise.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
