How we handle fire stopping in Sandway
It helps to set out our role at the start. The designer, fire engineer or building control decides which fire stopping is required. What we bring is careful installation of the specified sealant, to the maker’s guidance on sites in Sandway. If you have penetration schedules that need working through and builders’ foam or ordinary silicone in compartment walls, we can put it right, on linear gaps at wall heads, cable penetrations and joints between fire-resisting walls and floors alike. Whoever orders the work in Sandway, the brief is normally the same: a clear scope, tidy work and joints that don’t fail again.
Rural conversions around Sandway can put new fire-resisting partitions inside older structures. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

When it isn’t the sealant
Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:
- Reviewing a building’s overall fire safety
- Gaps in walls that were never built as compartment walls
- Openings that need collars, wraps, batts or boards rather than sealant
If you’re not sure, just give us a call on 01277 525 020 or use the quote form and we will give you a straight answer before you book.
What we seal
- Service gaps in risers
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Joints between fire-resisting walls and floors
- Cable penetrations
- Pipe penetrations
From enquiry to sign-off
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself normally taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Smaller jobs around Sandway can be grouped with others nearby, which keeps travel down. You will have a fixed quote before work starts.
- The specification and schedule come first, so we know which details apply.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Foam, ordinary sealant and debris come out first.
- Backing and fire-rated sealant are installed to the detail and tooled.
- Anything outside the detail is reported to you rather than sealed.

Advice
What happens if it’s left?
An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. For buildings around smaller places like Sandway, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.
A quote for service penetrations depends on how many there are, their condition and the access, plus any specification you’re working to. Call for a quote.

Aftercare for building managers
Keep the joints in good shape with a few simple steps:
- Get seals inspected before ceilings and boxing close
- Report damaged or disturbed seals as soon as they’re spotted
- Leave fire sealant to cure fully before covering it
- Brief every trade that openings they make must be sealed
During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged and get them dealt with.
Looking at service areas on a regular cycle pays off. A cracked or disturbed seal found early is a small job.
Should maintenance staff do it?
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
Penetration seals near Sandway
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail. Sandway is about 39 miles from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product.
Schools such as Platts Heath Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Hotels like Chilston Park Hotel (to the south-east of Sandway) are refurbished in phases, and each phase can open up compartment walls. For a building such as St Mary's Church, new heating or data runs are the usual reason penetrations need sealing.
Sandway is about 8 miles east of Maidstone, in Kent. Across the ME17 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Across Kent, 931 places are covered, Sandway among them. London is covered too, some 39 miles away.

Your questions answered
Will you plan work around the academic year at somewhere like Canterbury Christ Church University?
Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Is Sandway too small for you to travel to?
Not at all. Sandway is within our area. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.
Can the sealant be colour-matched?
It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Is any job too small?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Which standards are fire seals tested to?
In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. EI 60 means integrity and insulation for 60 minutes in the tested arrangement; installing to the detail is what carries that across to site.
Do you guarantee your work?
Yes. The 12-month guarantee covers our preparation and application, though not damage or work by other trades.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
