Fire stopping in Rush Green, done properly

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Other openings need collars, wraps, batts, pillows or boards. If the detail calls for something other than sealant, we say so rather than force sealant into it. The enquiries we see most involve unsealed penetrations discovered above suspended ceilings and improvised or mixed-product fire seals, on cable penetrations, linear gaps at wall heads and pipe penetrations. For commercial sealant work in Rush Green, you deal with one contact from quote to sign-off, whether it’s one building or several.

For a smaller site near Rush Green, we plan to do all the penetrations in one go, with the specification and photos sent in advance. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

When it isn’t the sealant

Some faults sit outside our scope, and we say so rather than covering them up:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Signing off or certifying a building’s fire stopping
  • Walls or floors that aren’t fire-resisting to begin with

Not sure which it is? You can ring 01277 525 020 or email us and we’ll tell you honestly.

Surfaces we seal

  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Cable penetrations
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

CHAS accredited and a Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

What affects the price in Rush Green

Before we quote, we look at:

  • Whether old sealant has to be cut out first
  • Induction, permit and paperwork requirements
  • Whether the work must be split into stages
  • The size and state of each joint

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What to include in your enquiry

There’s no need for a formal survey. These details are enough to start:

  • Rough lengths or quantities, or drawings if you have them
  • Where the site is, with the postcode
  • Any dates the work must fit around
  • The asbestos register, for older buildings

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to speak to us on 01277 525 020 or send photos by email with what you know.

On site: what to expect

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. For a building around Rush Green, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Getting the site ready

  • Arrange parking or a loading space
  • Share the asbestos register for older buildings
  • Confirm the product named in the specification

Advice

How the job changes by surface

Small ducts

Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.

Rush Green: questions and answers

Do you take on work at healthcare sites like Lister Hospital?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Is Rush Green too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Will fire-rated sealant work on every penetration?

No. A sealant’s evidence covers set services, gaps and wall or floor types. If an opening falls outside, it needs another solution, specified by your designer.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

How much does the work cost?

Each job is quoted on its own details. To get one, call 01277 525 020 or email drawings and photos with a description of the work.

How many days will you need on site?

It depends on the scope, though a typical visit typically takes a single visit for a short list of penetrations, or a phased programme for a whole building. For bigger or phased jobs, we’ll set out a timescale with the quote.

Can you tell us what fire stopping our building needs?

No, we don’t design fire stopping. Once you have a specification, we can price and install the sealant elements of it and point out anything needing another product.

Where services cross fire walls in Rush Green

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Central London is about 28 miles from Rush Green. Office refits around the commuter belt bring new cabling through fire-resisting walls.

At a college such as North Hertfordshire College - Stevenage Campus, which lies east of Rush Green, checking penetration seals after summer M&E works is good practice. In a school such as The Thomas Alleyne School, fire-rated sealant goes in around service penetrations where it is specified. On a site such as Horizon Technology Park, 1.5 miles to the east of Rush Green, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.

Rush Green is about 3 miles west of Stevenage, in Hertfordshire. Anywhere in SG4, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Our Hertfordshire coverage takes in 371 places, large and small. London is covered too, some 28 miles away.

Anyone looking for fire stopping in SG4 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. Keeping the joints sound

To get the most from the new sealant:

  • Look above ceilings when tiles are lifted for other jobs
  • Settle who seals which penetrations at the start of a project
  • Have penetrations checked while they can still be seen
  • Leave fire sealant to cure fully before covering it

Once the seals are in, tell other trades they exist and must not be disturbed. If a seal has to be opened for a new service, it should be reinstated to the same detail, by someone who knows the system.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there instead of being left for someone else.
