Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.
What sets the cost
Your fixed quote is built from the real scope. It allows for:
- How much existing material needs removing
- The site’s rules and procedures
- Specialist products, such as fire-rated or hygienic sealants
- How much there is to seal
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.
Details that help us quote
There’s no need for a formal survey. A few details are enough to get going:
- A wide shot and a close-up of the area
- Approximate linear metres or a joint schedule
- Your programme or deadline
- Whether the building will be occupied during the work
We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, speak to us on 01277 525 020 or email a schedule or drawings.
About our fire stopping in Potter's Green
Penetration seals are fire tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4, with results classified under BS EN 13501-2. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. We work on small duct penetrations where the tested detail allows, linear gaps at wall heads and pipe penetrations, and the failures we’re asked to look at most are service penetrations left open after M&E works and openings found when ceilings come down for a refit. Looking for mastic applicators who cover Potter's Green? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Rural conversions around Potter's Green can put new fire-resisting partitions inside older structures. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.
A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or email drawings and photos and we will come back to it.

On site: what to expect
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. If others near Potter's Green need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Before we start on site
- Tell us your opening times and when work is allowed
- Make sure the joints can be reached
- Agree which areas must stay open

FAQs: Potter's Green
Is Potter's Green too far out for you?
Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.
What does the BS 476 change mean for fire-rated sealant in Potter's Green?
From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.
Do you have public liability insurance?
Yes. We’re fully insured, and the certificate can go with your quote.
Is colour matching possible?
Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.
How many days will you need on site?
The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
When it isn’t the sealant
Being straight saves everyone time. New sealant won’t cure:
- Plastic pipes whose detail calls for a collar or wrap
- Writing the fire-stopping specification
- Walls or floors that aren’t fire-resisting to begin with
If you are not sure, just call 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer before you book.
What we seal
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Pipe penetrations
- Service gaps in risers
- Cable penetrations
- Linear gaps at wall heads
Commercial clients in Potter's Green
Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.
Why deal with it now?
An unsealed opening affects more than fire safety: smoke, noise and draughts pass through them every day. Sealing them to the specified detail deals with the fire risk first. For buildings around smaller places like Potter's Green, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Why appoint us
- One number for every site we cover
- CSCS-carded applicators
- Workmanship guaranteed for 12 months
- Joints cleaned back to sound surfaces

Compartment walls and floors in Potter's Green
Central London is about 37 miles from Potter's Green. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls, and the gaps need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Either way, we install the specified product to its tested detail.
For a hotel such as Buxted Park Hotel, 1.1 miles to the west of Potter's Green, penetration seals are worth checking after any refit or services upgrade. Older community buildings such as Church of St Mary the Virgin that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Signs you need fire stopping in Potter's Green
Plenty of openings were simply never closed because they sat out of sight above a ceiling or inside a riser. Inspections, refurbishments and ceiling access normally bring them to light.
These are often picked up first by site or facilities staff:
- Fire-stopping items raised at inspection or handover
- Open linear gaps along the top of fire-resisting walls
- Fire sealant pulled out of the opening
- Hidden openings found during inspections
For a building at a site such as Tylers Business Park, 2 miles to the south-east of Potter's Green, a check of penetration seals after each fit-out is good practice.
What your quote should include
- Will RAMS and insurance details be available?
- Can the work be phased to keep areas open?
- Will CSCS-carded applicators be on site?
- What level of public liability insurance do they hold?
