Fire stopping in Poets Estate

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

About our fire stopping in Poets Estate

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, ring 01277 525 020 or email the details over with the schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. We work on cable penetrations, joints between fire-resisting walls and floors and small duct penetrations where the tested detail allows, and the usual reasons a site gets in touch are fire sealant pulled out of the opening and head-of-wall gaps with no fire seal. For commercial sealant work in Poets Estate, you deal with one contact from quote to sign-off, whether it’s one building or several.

Fire-rated sealing in a place like Poets Estate is normally a single building at a time. With the specification and photos of the gaps, we can give a fixed quote and bring the right products.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Building owners, agents and FMs in Poets Estate

Building owners and managing agents use us on everything from one building to a spread of sites around Poets Estate. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

From enquiry to sign-off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. If neighbouring businesses or buildings around Poets Estate need work too, visits can be combined. Mention the building’s opening times and we will work within them.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Before we start on site

  • Make sure the joints can be reached
  • Point out parking and an unloading spot
  • Share the asbestos register for older buildings

Cost factors for service penetrations

Each job is priced on its own details. The things that drive the figure:

  • Specialist products, such as fire-rated or hygienic sealants
  • Phasing around occupants
  • Distance, for remote addresses
  • Quantities, in metres or numbers

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

What we need to price the job

A few photographs plus some basic facts will normally do. It helps to include:

  • Clear photos of the problem areas
  • When you need the work done
  • The asbestos register, for older buildings
  • Where the site is, with the postcode

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Compartments and services around Poets Estate

There are a good number of hotels within about 2 miles of Poets Estate. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close. Poets Estate is about 32 miles from central London. Workshops and IT rooms at colleges like North Hertfordshire College - Hitchin Campus (to the north-west of Poets Estate) are re-serviced often, leaving penetrations to seal. In a building such as St Faith's Church, any service penetration through a fire-resisting wall should be sealed to the specified detail. For a unit at a site such as Letchworth Gateway Retail Park, 2.8 miles to the north-east of Poets Estate, any new service through a fire-resisting wall should be sealed to the tested detail.

Questions about Poets Estate

Is Poets Estate off your patch?

Not at all. Poets Estate is within our area. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Can work in a care setting near Poets Estate go ahead while residents are there?

Yes. We work around residents’ routines, a room or two at a time. Noise and disruption are kept to a minimum.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we’ll price the work to it.

Do you hold third-party fire-stopping installer certification?

No. We don’t hold a third-party fire-stopping installer certificate. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. Where a client or main contractor requires a scheme member, we will say so right away rather than waste your time.

Are you insured?

Yes. We are fully insured, including public liability cover.

Honest limits

Honesty saves time and money. Fresh joints won’t solve:

  • Construction that lacks the fire resistance the seal relies on
  • Reviewing a building’s overall fire safety
  • Issuing fire ratings or certificates for seals

If you are not sure, just ring 01277 525 020 or email the details over and we will give you a straight answer.

What we seal

  • Cable penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors

Surface by surface

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range, and the detail may call for board patching or another product.

Risers and ceiling voids

Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance along with any permits your site needs.

Doing it in-house

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
