Fire stopping for commercial buildings in Pinner

Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. If you are dealing with builders’ foam or ordinary silicone in compartment walls and seals disturbed by maintenance and left open, we can put it right, on small duct penetrations where the tested detail allows, service gaps in risers and cable penetrations alike. Looking for mastic applicators who cover Pinner? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we’ll confirm with the quote.

A 12-month guarantee applies to all our work in Greater London. Should something we installed fail, give us a call on 01277 525 020 or email us and we’ll come back to it.

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

When it isn’t the sealant

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Issuing fire ratings or certificates for seals
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If in doubt, ring 01277 525 020 or email a schedule or drawings and we’ll say what we think.

Joints and surfaces we work on

  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads

On site: what to expect

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area. All of Greater London is in the ULEZ, and kerbside space in Pinner can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Share your working hours and any access restrictions
  • Point out parking and an unloading spot
  • Agree which areas must stay open

Fire-rated sealing for Pinner buildings

In London buildings, frequent fit-outs and M&E changes are a common reason fire stopping gets breached. Penetrations are sealed with the specified product, to its tested detail, under the building’s own permit rules. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

For a unit at a site such as Waverley Industrial Park, which lies east of Pinner, new power or data runs between office and warehouse can breach a compartment wall. In a retail centre such as St. George's Shopping Centre (2.3 miles east of Pinner), any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail. At a university such as Westminster University (3.1 miles east of Pinner), labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work.

What the job involves on each surface

Small ducts

We seal around ducts only within what the tested detail covers. Dampers and ductwork systems themselves are outside our work.

Masonry and concrete

Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point against the detail’s limits.

Pinner: questions and answers

Can you work at a site such as Waverley Industrial Park, by Pinner?

Yes. We cover Pinner and the area around it, including industrial estates, business parks and retail parks such as Waverley Industrial Park. Send details of the unit and the work through our quote form for a quick quote.

Could you schedule work at a campus like Westminster University for the vacation?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is any job too small?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Is the BS 476 change in 2029 relevant to fire stopping?

It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Products are then judged on BS EN 13501-2 classifications. Scotland follows its own Technical Handbook, with clause 2.1.14 covering service penetrations.

What happens if old sealant might contain asbestos?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Do you certify or sign off fire stopping?

No. We don’t certify or sign off fire stopping, and we hold no third-party fire-stopping installer certificate. Our part is fitting the specified product to its tested detail, and any records you need can be confirmed with the quote.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Work for main contractors and building owners

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

How the quote is worked out

Before we quote, we look at:

  • The product specified
  • Phasing around occupants
  • Distance, for remote addresses
  • The size and state of each joint

There’s no price list, since every building and every scope is different. Call for a quote and we will price your job on its own details.

Before you send an enquiry

There’s no need for a formal survey. These details are enough to start:

  • How the joints are reached, and at what height
  • Where the site is, with the postcode
  • Asbestos survey details if the building is older
  • Photos of the joints, close up and from further back

For a fixed quote, phone 01277 525 020 or email the details over. Our quote form is another easy route.
