Penetration seals near Pearson's Green

At about 32 miles from central London, Pearson's Green is within reach of the capital. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.

Where a unit on an estate such as Eldon Way Industrial Estate (2.3 miles north-west of Pearson's Green), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. Holiday works at schools like Mascalls School often leave service openings to seal before pupils return.

Fire stopping in Pearson's Green, done properly

Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. The enquiries we see most involve head-of-wall gaps with no fire seal and fire seals cut back for extra cables and never reinstated, on joints between fire-resisting walls and floors, pipe penetrations and cable penetrations. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Pearson's Green, preparation and product choice get the time they need.

Smaller places such as Pearson's Green still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

What we are called out for in Pearson's Green

Physical damage is another reason seals stop doing their job. Seals get knocked during maintenance, cut back to add a cable or pulled out when services are swapped and the opening isn’t always resealed.

It’s worth sending us details if you spot any of the following:

  • Hidden openings found during inspections
  • Penetration schedules that need working through
  • Expanding foam used as fire stopping
  • Fire sealant pulled out of the opening

On a hospital site such as Tunbridge Wells Hospital, 5.1 miles to the west of Pearson's Green, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

Before you book anyone

  • Their plan for phasing and protecting the area
  • How they handle RAMS and site documents
  • Is the sealant right for the movement and the substrate?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Pearson's Green: questions and answers

Is Pearson's Green too small for you to travel to?

No. Places such as Pearson's Green are covered as much as the big towns. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Can you work at a site such as Eldon Way Industrial Estate, by Pearson's Green?

Yes. Our area takes in Pearson's Green and its surroundings, with estates and business parks such as Eldon Way Industrial Estate included. Photos and a short description are enough for a first look.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Will fire-rated sealant work on every penetration?

No. A sealant’s evidence covers set services, gaps and wall or floor types. Outside that, a different product is needed, as set out by the designer.

Which standards are fire seals tested to?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2. The rating applies to the product as tested.

Can you reseal penetrations after our M&E works?

Yes, provided a specification covers them. New services after M&E works often breach existing seals.

Can you tell us what fire stopping our building needs?

No, we don’t design fire stopping. Once you have a specification, we can price and install the sealant elements of it.

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Put resealing into every M&E and fit-out package
  • Ask the designer to confirm details early on refits
  • Look above ceilings when tiles are lifted for other jobs
  • Ask which product is in place before decorating

Don’t patch a fire-rated seal with anything outside its tested detail. Repairs need the same product and detail as the original unless the designer specifies otherwise.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there, not months later.

Different surfaces, different methods

Risers and ceiling voids

Risers and ceiling voids hold most of a building’s service penetrations. Access is often tight, so we agree it with you in advance.

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. We reseal around them to the specified detail, and any bundle too large for sealant alone is flagged.

When it isn’t the sealant

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Reviewing a building’s overall fire safety
  • Walls or floors that aren’t fire-resisting to begin with

If in doubt, call the office on 01277 525 020 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Pipe penetrations
  • Linear gaps at wall heads

Why act early in Pearson's Green

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. Around Pearson's Green, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.
