Fire stopping for commercial buildings in Moscow

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. We work on pipe penetrations, joints between fire-resisting walls and floors and linear gaps at wall heads, and the usual reasons a site gets in touch are snag lists that include open service penetrations and builders’ foam or ordinary silicone in compartment walls. Facilities teams, main contractors and managing agents in Moscow tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Refurbishments in small hotels, schools and care homes around places like Moscow can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

How the quote is worked out

What shapes the price:

  • Specialist products, such as fire-rated or hygienic sealants
  • How accessible the joints are
  • Induction, permit and paperwork requirements
  • How much existing material needs removing

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

A good diagnosis starts with the right details. Let us know:

  • Where the site is, with the postcode
  • Whether the building will be occupied during the work
  • Whether an asbestos survey exists
  • Drawings or a marked-up plan, if available

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, call the office on 01277 525 020 or email the details over.

Questions we are asked in Moscow

Will you take on work at estates like Mayfield Industrial Estate, close to Moscow?

Yes. We cover Moscow and the area around it, including industrial estates, business parks and retail parks such as Mayfield Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Can you work on a hospital site such as Kilmarnock Infirmary?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit.

Can the sealant be colour-matched?

It depends on the product specified. Some ranges are wide, others limited, so the available colours are confirmed with the quote.

Commercial clients in Moscow

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Where services cross fire walls in Moscow

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with products tested for that end use. We install fire-rated sealant to that tested detail where it is specified.

On a hospital site such as Kilmarnock Infirmary, 3.8 miles to the west of Moscow, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. Where a unit on an estate such as Mayfield Industrial Estate, 2.6 miles to the south-west of Moscow, has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. In a school such as Loudoun Academy, fire-rated sealant goes in around service penetrations where it is specified.

On site: what to expect

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Where we can, we combine work around Moscow with other jobs nearby. Let us know if your dates have any give.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Related advice

Different surfaces, different methods

Masonry and concrete

Block walls and concrete floors are common substrates for penetration seals. Dust and debris are cleared from the opening, with backing added if the detail requires it.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range.

Why act early in Moscow

Open service penetrations matter on ordinary days, not just in a fire: smoke, noise and draughts pass through them every day. The specified fire seal closes the gap for all of these, and the other benefits follow. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.
