Fire stopping for Lugar sites

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

What we’re called out for in Lugar

Some seals fail because the wrong product went in: expanding foam or a general-purpose sealant pushed into a gap to tidy it. It may look closed, but it has no tested fire performance in that position and has to be removed.

It’s worth sending us details if you spot any of the following:

  • Fire seals cut back for extra cables and never reinstated
  • Fire stopping installed outside its tested range
  • Expanding foam used as fire stopping
  • Head-of-wall gaps with no fire seal

For a building such as Lugar Parish Church, new heating or data runs are the usual reason penetrations need sealing.

Our contractor checklist

Fire stopping in Lugar

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal rather than guesswork. Site teams most often ask us about snag lists that include open service penetrations and seals that don’t match their tested detail, across linear gaps at wall heads, pipe penetrations and small duct penetrations where the tested detail allows. A specialist sealant contractor works differently from a general builder: on jobs in Lugar, preparation and product choice get the time they need.

Travel to smaller places like Lugar is planned so every penetration is sealed on one trip. Photos of the gaps, the services and the wall or floor type help us bring the right products.

Work we carry out in East Ayrshire comes with a 12-month guarantee. If an installation problem shows up, call 01277 525 020 or use the quote form and we will arrange a return visit.

For managing agents and facilities managers

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Put resealing into every M&E and fit-out package
  • File the specified details where the next contractor can find them
  • Foam or ordinary sealant is never a fire-seal repair
  • Report damaged or disturbed seals as soon as they’re spotted

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there, not months later.

Service penetrations in Lugar buildings

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. We install what’s specified, to the product’s tested detail. A 2-mile radius around Lugar takes in a number of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

For a school such as Robert Burns Academy, penetration sealing fits best at the end of the summer works. On estates like Thistle Industrial Estate (1.8 miles south-west of Lugar), the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal.

Lugar is about 14 miles south-east of Kilmarnock, in East Ayrshire. We send applicators to Lugar for service penetrations. Our East Ayrshire coverage takes in 56 places. There’s a separate page for Glasgow, roughly 27 miles from Lugar.

Why deal with it now?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. Renewing every failing joint on one visit is the sensible approach for a place like Lugar. Photos of each area help us quote the whole job.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote when you’re ready.

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Our process

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For a building near Lugar, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned first.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. We tell you about openings that need a different product.
