Fire stopping across Lady's Well

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Commercial clients in Lady's Well

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Lady's Well can form part of a wider programme across East Ayrshire.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Fire stopping in Lady's Well

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. So our job is to reproduce that arrangement faithfully. We work on joints between fire-resisting walls and floors, linear gaps at wall heads and cable penetrations, and the usual reasons a site gets in touch are head-of-wall gaps with no fire seal and unsealed penetrations discovered above suspended ceilings. A specialist sealant contractor works differently from a general builder: in Lady's Well, that means joint design, primers and backing rod as standard.

Around smaller places such as Lady's Well, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:

  • Approving the work on behalf of building control
  • Deciding what a wall or floor needs, which belongs to the designer
  • Openings that need collars, wraps, batts or boards rather than sealant

If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

What we seal

  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Service gaps in risers
  • Linear gaps at wall heads

Maintenance after handover

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Include service cupboards in routine inspections
  • Brief every trade that openings they make must be sealed
  • Arrange inspection before areas are covered up
  • Ask the designer to confirm details early on refits

During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown, and report them promptly.

Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small.

How the job changes by surface

Cables and cable bundles

Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. The detail limits bundle size and the gaps between and around cables and we work within those limits.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range and we’ll tell you what the detail says instead.

Fire stopping in Lady's Well: the local picture

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with proprietary products, intumescent ones included, tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

On estates like Bonnyton Industrial Estate, 1.5 miles to the south of Lady's Well, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. For a hospital such as University Hospital Crosshouse (1.6 miles south-west of Lady's Well), penetration sealing is usually phased ward by ward, with infection-control rules agreed first.

Lady's Well is about 2 miles north-west of Kilmarnock, in East Ayrshire. Lady's Well sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. Lady's Well is one of 56 places we cover in East Ayrshire for service penetrations. Sites around Glasgow have their own page, about 18 miles away.

Work on service penetrations is covered throughout KA3, for business premises of every kind. Buildings on Main Street, Kirkton Road and Fenwick Road are within our area for service penetrations. Common problems we fix in Lady's Well

Damage plays a part too. Maintenance work can knock a seal, cut it back for an extra cable or remove it with an old pipe and the opening isn’t always resealed.

Look out for the following:

  • Non-fire-rated filler around services
  • Penetration schedules that need working through
  • Unsealed penetrations discovered above suspended ceilings
  • Damaged fire seals in risers and voids

For a site team at a college like Ayrshire College - Kilmarnock Campus (1.6 miles south-east of Lady's Well), fire-rated sealing is best scheduled after the summer works.

Choosing a commercial sealant contractor

Our process

Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. Jobs near Lady's Well are often grouped with others in the same area, to make the most of each trip. Tell us how flexible your dates are.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Arrange parking or a loading space
  • Have the specification and drawings to hand

Advice

FAQs: Lady's Well

Can work at a site such as Ayrshire College - Kilmarnock Campus fit around teaching?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do you cover business parks and estates near Lady's Well, such as Bonnyton Industrial Estate?

Yes, sites like Bonnyton Industrial Estate are within our area, along with the rest of Lady's Well. A few photos and the unit address let us price the work.

Do the same rules apply to fire stopping in Scotland?

Building standards in Scotland are separate from England’s, while England relies on Approved Document B. Wherever the site is, our work follows the specification and the tested detail.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

What will the job cost?

Each job is quoted on its own details. To get one, speak to us on 01277 525 020 or email drawings and photos with a description of the work.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

What site paperwork can you supply?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.
