Fire stopping in Knockholt

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

How we handle fire stopping in Knockholt

No fire sealant works on its own: its test evidence covers one product in one kind of wall or floor, with set services, gaps, depths and backing. We match each opening to that detail before any sealant goes in, and we say so if it doesn’t fit. If you have fire stopping installed outside its tested range and expanding foam used as fire stopping, we can help. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Knockholt is the same: the right product in a properly prepared joint.

Smaller places such as Knockholt still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Cost factors for service penetrations

Your fixed quote is built from the real scope. It takes account of:

  • Backing rod, priming and other preparation
  • Distance, for remote addresses
  • The site’s rules and procedures
  • How accessible the joints are

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.

Before you send an enquiry

To price the job accurately, we need to understand the site. Useful things to include:

  • Whether an asbestos survey exists
  • The type of building and who uses it
  • Clear photos of the problem areas
  • Specification clauses that apply

Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, call 01277 525 020 or send details through our quote form.

On site: what to expect

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. For work around Knockholt, we aim to finish in one visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Agree which areas must stay open
  • Let building users know which areas are affected
  • Send any specification or drawings in advance

Advice

Questions we are asked in Knockholt

Can you take on a job at a hospital such as Orpington Hospital?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Is Knockholt too far out for you?

Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is BS 476 being phased out?

It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. Scotland follows its own Technical Handbook, including clause 2.1.14 on service penetrations.

How many days will you need on site?

It depends on the scope, though a typical visit typically takes anything from one day to a planned run of visits, depending on the number of seals and the access. For bigger or phased jobs, we will set out a timescale with the quote.

What site paperwork can you supply?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Which standards are fire seals tested to?

In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. An EI 60 seal kept its integrity and insulation for 60 minutes as tested and the installation has to match the test.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Looking after the joints

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Treat an open penetration as a priority repair
  • Include service cupboards in routine inspections
  • Brief every trade that openings they make must be sealed
  • Agree the fire-stopping specification before services go in

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Watch for cracked sealant, new services with no seal and openings that have grown.

Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.

Honest limits

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Plastic pipes whose detail calls for a collar or wrap
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on

If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

Joints and surfaces we work on

  • Pipe penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads

What the job involves on each surface

Risers and ceiling voids

Openings above suspended ceilings are easy to miss. We follow your schedule area by area and tell you about openings outside the list.

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. The tested detail sets the pipe size range, gap, depth and whether insulation can stay on.

Where services cross fire walls in Knockholt

Knockholt lies roughly 16 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls, and the gaps need sealing with the specified product. For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

In a building such as St Katharine's Church, any service penetration through a fire-resisting wall should be sealed to the specified detail. Theatres, wards and plant rooms at sites like Orpington Hospital, 3.6 miles north of Knockholt, all have compartment walls crossed by services. Tenant changes at parks like North Downs Business Park, 2.2 miles east of Knockholt, bring new data and services, and openings through fire-resisting walls need the specified seal.

General trades versus a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
