Compartment walls and floors in Knapp
Knapp lies roughly 67 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls; the gaps need the specified seal. The area within 2 miles of Knapp holds a number of hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal.
For a hotel such as The Potters Heron Hotel, 0.5 miles to the south-east of Knapp, penetration seals are worth checking after any refit or services upgrade. Large healthcare estates like Wessex Hospital, 2.9 miles east of Knapp, change their services often, so penetration seals are worth checking after M&E work. In a building such as Church of St Mark, any service penetration through a fire-resisting wall should be sealed to the specified detail.

About our fire stopping in Knapp
Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, and they are easy to forget. We close the openings listed on your schedule, using the specified sealant and detail. We work on cable penetrations, linear gaps at wall heads and small duct penetrations where the tested detail allows, and the failures we are asked to look at most are snag lists that include open service penetrations and hidden openings found during inspections. Most enquiries from Knapp start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.
For a smaller site near Knapp, we plan to do all the penetrations in one go, with the specification and photographs sent in advance. We install to the specification and the manufacturer’s guidance, leaving design and sign-off with the designer and building control.
We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

When it isn’t the sealant
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Plastic pipes whose detail calls for a collar or wrap
- Fire doors, dampers or other fire safety equipment
- Designing or specifying fire stopping, which sits with the designer or fire engineer
Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we’ll tell you honestly.
Joints and surfaces we work on
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Pipe penetrations
- Service gaps in risers
- Linear gaps at wall heads
- Cable penetrations
Diagnose, treat, sign off
At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Jobs in and around smaller places like Knapp are usually planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.
- We start with your penetration schedule, drawings or specification.
- We plan the sequence of floors, risers and voids with you.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned so the seal starts clean.
- The specified backing and sealant go in to depth and are finished neatly.
- Anything outside the detail is reported to you rather than sealed.
Getting the site ready
- Send your site hours and access windows
- Explain the parking and delivery arrangements
- Share the asbestos register for older buildings
Getting a fixed quote
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call 01277 525 020 or email a schedule or drawings with what you know.
Advice
What the job involves on each surface
Drylining partitions
Holes in board are often cut larger than needed. If the gap exceeds the tested range, sealant alone won’t do.
Plastic pipes
Waste and drainage pipes through floors are a frequent case. Whether sealant alone is acceptable depends entirely on the tested detail, and we won’t substitute it for a specified collar.
Questions about Knapp
How does the move away from BS 476 affect penetration seals in Knapp?
From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.
Can you work on a hospital site such as Wessex Hospital?
Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is your workmanship covered by a guarantee?
Yes, for 12 months. If our installation fails in that time, we return and fix it.
Can you work while the building is occupied?
Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.
Can you quote from photos?
Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.
What if there’s asbestos in the old mastic?
Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
How soon can the area be used again?
Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.
When to bring in a specialist
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
Looking after the joints
Once the work is signed off, these steps help:
- Arrange inspection before areas are covered up
- Foam or ordinary sealant is never a fire-seal repair
- Report damaged or disturbed seals as soon as they’re spotted
- Make fire stopping part of every scope that crosses a fire-resisting wall
After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.
Keep a register of where seals are and what they are made of. It tells the next contractor exactly what to reinstate, and it helps at inspections.

Why act early in Knapp
An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Halls, stores and units around places like Knapp may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
