Advice
How we handle fire stopping in Jack's Hatch
Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal. If you have open linear gaps along the top of fire-resisting walls and openings found when ceilings come down for a refit, we can help, on service gaps in risers, small duct penetrations where the tested detail allows and pipe penetrations alike. Around smaller places like Jack's Hatch, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Small ducts
Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork usually needs a different solution set by the designer, and we’ll say if that applies.
Linear joints
Head-of-wall gaps, slab edges and wall junctions are linear joints. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers.
When to call us in Jack's Hatch
Most open service penetrations are left by later work. New cabling, rerouted pipework or a data route drilled through a riser can leave the hole behind. Across several fit-outs, the openings add up.
These are often picked up first by site or facilities staff:
- Open linear gaps along the top of fire-resisting walls
- Non-fire-rated filler around services
- Openings found when ceilings come down for a refit
- Penetration schedules that need working through
For a site team at a college like Harlow College (2.3 miles north-east of Jack's Hatch), fire-rated sealing is best scheduled after the summer works.
What your quote should include
- Their approach to joint depth and backing
- How long is the guarantee, and what does it include?
- Whether primer will be used where the manufacturer specifies it
- Who will actually carry out the work
Fire stopping around Jack's Hatch: how the place shapes the job
For England, the fire stopping of penetrations is dealt with in Approved Document B. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. We install whatever has been specified, to the product’s tested detail. Central London is about 18 miles from Jack's Hatch. Office refits around the commuter belt bring new cabling through fire-resisting walls; the gaps need the specified seal.
Office fit-outs on sites such as Latton Bush Business Centre, 1.6 miles to the north-east of Jack's Hatch, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it. Theatres, wards and plant rooms at sites like Princess Alexandra Hospital (2.2 miles north of Jack's Hatch) all have compartment walls crossed by services.
Jack's Hatch is about 3 miles south-west of Harlow, in Essex. We send applicators to Jack's Hatch for service penetrations. Our Essex coverage takes in 644 places, from busy centres to rural villages. London is covered too, some 18 miles away.

What we can’t put right
Being straight saves everyone time. Fresh joints won’t solve:
- Walls or floors that aren’t fire-resisting to begin with
- Writing the fire-stopping specification
- Fire risk assessments, a job for a competent assessor
If you’re not sure, just give us a call on 01277 525 020 or send details through our quote form and we’ll give you a straight answer before you book.
What we seal
- Cable penetrations
- Linear gaps at wall heads
- Small duct penetrations where the tested detail allows
- Service gaps in risers
- Pipe penetrations
- Joints between fire-resisting walls and floors
Why deal with it now?
It is cheaper to seal service penetrations as each services package finishes than to come back for them later. Openings are visible, access is open and nothing has to be taken down, and the right detail can be checked at the time. Halls, stores and units around places like Jack's Hatch may not be checked every day, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

Common questions from Jack's Hatch clients
Is hospital work, at somewhere like Princess Alexandra Hospital, something you do?
Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Is Jack's Hatch too far out for you?
Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Do you have third-party installer accreditation for fire stopping?
No. We are not members of a third-party fire-stopping installer scheme. Our credentials are CHAS accreditation, Constructionline membership and CSCS-carded applicators, and we are fully insured. If your contract requires third-party installer certification, we are not the right fit for that package.
Can you seal any opening with fire-rated sealant?
No. It depends on the tested detail for that wall or floor and service. Large openings, many plastic pipes and some ducts need collars, wraps, batts or boards, and we’ll tell you when that applies.
What changes on 2 September 2029?
For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Products are then judged on BS EN 13501-2 classifications, subject to transitional arrangements. In Scotland, the Technical Handbook sets its own guidance, including clause 2.1.14 on service penetrations.
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Is fire stopping in Scotland covered by different guidance?
Building standards in Scotland are separate from England’s. Either way, we install the specified sealant to its tested detail.
