About our fire stopping in Hunston

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail, not a rule of thumb. If you have old intumescent sealant that has split away and openings left by services added after handover, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Hunston, that means joint design, primers and backing rod as standard.

Barn and farm-building conversions near places like Hunston often combine new partitions with old walls. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Questions we are asked in Hunston

Is City Business Park, near Hunston, within your area?

Yes. Our area takes in Hunston and its surroundings, with estates and business parks such as City Business Park included. Photos and a short description are enough for a first look.

Is Hunston off your patch?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you quote from photographs?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, and bigger or more complex jobs normally get a visit.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Which standards are fire seals tested to?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Results are classified under BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. The rating applies to the product as tested.

How much does the work cost?

Every job gets its own fixed quote. To get one, ring 01277 525 020 or email a schedule or drawings.

What changes on 2 September 2029?

For buildings in England, Approved Document B removes BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. In Scotland, the Technical Handbook sets its own guidance, including clause 2.1.14 on service penetrations.

Diagnose, treat, sign off

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, with the work itself usually taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Jobs in and around smaller places like Hunston are usually planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Tell staff and tenants when we will be in
  • Share your working hours and any access restrictions
  • Make sure the joints can be reached

Advice

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • Walls or floors that aren’t fire-resisting to begin with
  • Approving the work on behalf of building control
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If you are not sure, just speak to us on 01277 525 020 or email the details over and we will give you a straight answer.

What we seal

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Cable penetrations
  • Service gaps in risers

Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

On a hospital site such as St Richard's Hospital, 2.3 miles to the north of Hunston, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits. At a university such as University of Chichester, 2.4 miles to the north of Hunston, labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work. Doing it in-house

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Include service cupboards in routine inspections
  • Ask which product is in place before decorating
  • Keep general-purpose fillers away from compartment walls
  • Keep product data and details in the fire safety file

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged and get them dealt with.

On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts, and the work runs in step with the M&E.

Leave it or put it right?

Sealing behind the M&E trades area by area beats a sweep at the end. While the area is still open, every opening is easy to see and reach, and the right detail can be checked at the time. Converted and older buildings near places like Hunston tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.
