Building owners, agents and FMs in Horam

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Fire stopping for commercial buildings in Horam

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal. Site teams most often ask us about improvised or mixed-product fire seals and fire-rated sealant that has cracked or shrunk back, across cable penetrations, linear gaps at wall heads and joints between fire-resisting walls and floors. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Horam, that means joint design, primers and backing rod as standard.

Smaller places such as Horam still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

Our workmanship is guaranteed for 12 months, wherever the site is. If our installation lets you down in that time, we return and fix it.

What we can’t put right

We check first that sealant really is the fix. It won’t put right:

  • Gaps in walls that were never built as compartment walls
  • Large openings beyond what any sealant detail covers
  • Fire risk assessments, a job for a competent assessor

If in doubt, give us a call on 01277 525 020 or email drawings and photos and we will say what we think before you book.

Joints and surfaces we work on

  • Linear gaps at wall heads
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Service gaps in risers

Do you need fire stopping in Horam?

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. It may look closed, but it has no tested fire performance in that position and has to be removed.

Typical triggers for a call:

  • Penetration schedules that need working through
  • Builders’ foam or ordinary silicone in compartment walls
  • Fire-rated sealant that has cracked or shrunk back
  • Hidden openings found during inspections

Older community buildings such as Christ Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Questions to ask before you appoint anyone

Your questions answered

Does your area include sites such as Merrydown Business Park, near Horam?

Yes, sites like Merrydown Business Park are within our area, along with the rest of Horam. A few photographs and the unit address let us price the work.

What does the BS 476 change mean for fire-rated sealant in Horam?

From 2 September 2029, Approved Document B drops its BS 476 references in favour of BS EN 13501-2 classification, with transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Can you fit around our working hours?

We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Do you cover Horam?

Yes. We cover Horam, within our coverage of Greater London, South East England and Scotland. For a quote, ring 01277 525 020 or use the quote form.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

Should maintenance staff do it?

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Our process

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Rural sites near Horam may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. First we confirm the product and tested details named in the specification.
  2. We sort the openings by the detail each one needs.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Tell staff and tenants when we will be in
  • Flag any permit to work we will need

Keeping the joints sound

To get the most from the new sealant:

  • Brief every trade that openings they make must be sealed
  • Look above ceilings when tiles are lifted for other jobs
  • Keep general-purpose fillers away from compartment walls
  • Agree the fire-stopping specification before services go in

New services after handover are a common way fire stopping gets breached. A short check at the end of each job saves a long hunt later.

On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.

Fire stopping around Horam: how the place shapes the job

At about 42 miles from central London, Horam is within reach of the capital. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls. For England, the fire stopping of penetrations is dealt with in Approved Document B. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. We install whatever has been specified, to the product’s tested detail.

Schools such as Maynards Green Community Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Office fit-outs on sites such as Merrydown Business Park, less than half a mile west of Horam, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.
