Fire stopping across Guardbridge

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Doing it in-house

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Fire stopping for commercial buildings in Guardbridge

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, phone 01277 525 020 or email us with the schedule or marked-up drawings alongside the manufacturer’s details. Tell us what records you need and we will confirm with the quote. If you’re dealing with builders’ foam or ordinary silicone in compartment walls and damaged fire seals in risers and voids, we can put it right, on small duct penetrations where the tested detail allows, pipe penetrations and service gaps in risers alike. Most enquiries from Guardbridge start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Refurbishments in small hotels, schools and care homes around places like Guardbridge can leave gaps around new services. We fit the specified fire-rated sealant as its published detail shows and raise it if another product is needed.

A 12-month guarantee applies to all our work. If an installation problem shows up, call 01277 525 020 or email drawings and photos and we’ll arrange a return visit.

When something else is needed

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Construction that lacks the fire resistance the seal relies on
  • Deciding what a wall or floor needs, which belongs to the designer
  • Signing off or certifying a building’s fire stopping

If you’re not sure, just ring 01277 525 020 or email the details over and we will give you a straight answer before you book.

Surfaces we seal

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Cable penetrations
  • Pipe penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows

Fire stopping around Guardbridge: what changes locally

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

Wherever services are added at a hospital such as St Andrews Community Hospital (to the south-east of Guardbridge) the compartment line has to be made good with the specified product. For a hotel such as Guardbridge Hotel, under half a mile south-east of Guardbridge, penetration seals are worth checking after any refit or services upgrade. Campus buildings at universities such as University of St Andrews (to the south-east of Guardbridge) see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified.

Guardbridge is about 8 miles south of Broughty Ferry, in Fife. Anywhere in KY16, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Guardbridge is one of 132 places in Fife on our list. Our Dundee page has more on work in that area.

Your questions answered

Is Guardbridge too far out for you?

No. Small places get the same service as large ones. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

Can you work on a hospital site such as St Andrews Community Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Will you come and look before quoting?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

Do you design or specify fire stopping?

No, that isn’t our role. Once you have a specification, we can price and install the sealant elements of it, and tell you if a detail needs another product.

Are you fully insured?

Yes. We are fully insured, including public liability cover.

How the quote is worked out

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Location, for remote and island sites
  • How much existing material needs removing
  • The total length or number of joints
  • Access and working height

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

Before you send an enquiry

For an accurate fixed quote, we need to understand the site. Useful things to include:

  • What the building is and how it’s used
  • How the joints are reached, and at what height
  • Asbestos survey details if the building is older
  • Drawings or a marked-up plan, if available

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or give us a call on 01277 525 020 or use the quote form if you’d rather talk the job through.

Diagnose, treat, sign off

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. For a building near Guardbridge, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Advice

What happens if it’s left?

An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these. Around smaller places like Guardbridge, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

There’s no price list, because the scope varies so much from one building to the next. Call for a quote.

Maintenance after handover

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Ask which product is in place before decorating
  • Include service cupboards in routine inspections
  • Get seals inspected before ceilings and boxing close

After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.

On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned.
