Fire stopping in Greensted Green, done properly

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you have service penetrations left open after M&E works and unsealed joints where partitions meet the slab, we can put it right, whatever the surface. For commercial sealant work in Greensted Green, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Around smaller places like Greensted Green, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Questions about Greensted Green

Do you take on work at healthcare sites like St. Margaret's Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Does your area include sites such as North Weald Industrial Estate, near Greensted Green?

Yes. Our area takes in Greensted Green and its surroundings, with estates and business parks such as North Weald Industrial Estate included. To start, just call the office on 01277 525 020 or email us with the unit, the joints involved and your access times.

How many days will you need on site?

That varies with the scale of the job, but the work usually takes a single visit for a short list of penetrations, or a phased programme for a whole building. For bigger or phased jobs, we’ll set out a timescale with the quote.

Do the same rules apply to fire stopping in Scotland?

Our area runs from Greater London and the South East to every part of Scotland. Scotland’s non-domestic Technical Handbook, clause 2.1.14, expects service penetrations to be fire stopped to at least the wall or floor’s fire resistance, using products tested for their end use.

Can you send site paperwork?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Is BS 476 being phased out?

It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, though transitional rules apply. In Scotland, the Technical Handbook sets its own guidance, with clause 2.1.14 covering service penetrations.

Will you just go over the old sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Plastic pipes whose detail calls for a collar or wrap
  • Walls or floors that aren’t fire-resisting to begin with
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

If you are not sure, just ring 01277 525 020 or send photos by email and we will give you a straight answer.

Joints and surfaces we work on

  • Cable penetrations
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads

Surface by surface

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. If the gap exceeds the tested range, sealant alone won’t do, and the detail may call for board patching or another product.

Cables and cable bundles

New data and power cables are the most common breach we see. Openings around new cables are resealed to the detail.

How the quote is worked out

Quotes vary with the job. Expect it to depend on:

  • Working within restricted access windows
  • The site’s rules and procedures
  • The product specified
  • Whether old sealant has to be cut out first

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Sending details for a quote

We can often quote from photographs and a few details. It helps to include:

  • How the joints are reached, and at what height
  • The postcode of the building
  • Any dates the work must fit around
  • The type of building and who uses it

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, phone 01277 525 020 or send details through our quote form.

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Have penetrations checked while they can still be seen
  • Record which product was used where
  • Foam or ordinary sealant is never a fire-seal repair
  • Brief every trade that openings they make must be sealed

Keep the product data and installation details with the building’s fire safety information. It makes later repairs much easier to match.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.

Penetration seals near Greensted Green

At about 19 miles from central London, Greensted Green is within reach of the capital. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls, and the gaps need sealing with the specified product. For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.

Theatres, wards and plant rooms at sites like St. Margaret's Hospital (3.5 miles west of Greensted Green) all have compartment walls crossed by services. On estates like North Weald Industrial Estate, which lies west of Greensted Green, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal.

Signs you need fire stopping in Greensted Green

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. It may look closed, but it has no tested fire performance in that position and has to be removed.

Most enquiries start with something like this:

  • Expanding foam used as fire stopping
  • Head-of-wall gaps with no fire seal
  • Fire sealant pulled out of the opening
  • Damaged fire seals in risers and voids

In a school such as The Ongar Academy, fire-rated sealant goes in around service penetrations where it is specified.

What your quote should include

  • Whether primer will be used where the manufacturer specifies it
  • Their plan for phasing and protecting the area
  • What the guarantee covers, and for how long
  • Who will actually carry out the work

Choosing a commercial sealant contractor

From enquiry to sign-off

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Smaller jobs around Greensted Green can be grouped with others nearby. You will have a fixed quote before work starts.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Preparing the site

  • Point out parking and an unloading spot
  • Tell us which areas need to stay in use
