Compartments and services around Glespin
Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. Where fire-rated sealant is specified, that’s what we install, to the tested detail.
For a hospital such as Lady Home Cottage Hospital (2.5 miles north-east of Glespin), penetration sealing is usually phased ward by ward, with infection-control rules agreed first. For an estates team at a campus like University of Glasgow, which lies south-west of Glespin, summer M&E works are usually followed by a round of penetration sealing.

About our fire stopping in Glespin
Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind. We close the openings listed on your schedule, using the specified sealant and detail. We work on cable penetrations, linear gaps at wall heads and pipe penetrations, and the failures we are asked to look at most are head-of-wall gaps with no fire seal and unsealed openings around new pipes and cables. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Glespin, that means joint design, primers and backing rod as standard.
For a building near Glespin, we plan fire-rated sealing so it’s finished in one visit where possible. Photos of the gaps, the services and the wall or floor type help us bring the right products.
The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Should maintenance staff do it?
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
On site: what to expect
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. Where we can, we combine work around Glespin with other jobs nearby. Let us know if your dates have any give.
- We read the specification, drawings or penetration schedule you send and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Preparing the site
- Warn occupants and staff about the work
- Confirm the product named in the specification
- Arrange parking or a loading space

Advice
FAQs: Glespin
Can you work around term dates at a campus such as University of Glasgow?
Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Do you take on work at healthcare sites like Lady Home Cottage Hospital?
Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
How long does a job like this take?
It depends on the scope, but the work usually takes anything from one day to a planned run of visits, depending on the number of seals and the access. Larger or phased jobs take longer, and we will give you a timescale with the quote.
What does an EI 60 rating mean?
BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Results are classified under BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. That rating only holds when the product is installed to its tested detail.
Do you approve fire stopping for building control?
No. Approval sits with the designer, principal designer or building control. We’ll confirm the product and detail installed.
Will you write the fire-stopping specification?
No, we don’t design fire stopping. Once you have a specification, we can price and install the sealant elements of it.
Is BS 476 being phased out?
In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029, subject to the Government’s transitional arrangements. After that, the European classification under BS EN 13501-2 is the route. Your designer will choose products with the right evidence.
When something else is needed
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Writing the fire-stopping specification
- Walls or floors that aren’t fire-resisting to begin with
- Large openings beyond what any sealant detail covers
If in doubt, give us a call on 01277 525 020 or email the details over and we’ll say what we think.
What we seal
- Linear gaps at wall heads
- Service gaps in risers
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Pipe penetrations
- Joints between fire-resisting walls and floors
Keeping the joints sound
After handover, a little attention goes a long way:
- Foam or ordinary sealant is never a fire-seal repair
- Treat an open penetration as a priority repair
- Include service cupboards in routine inspections
- Keep product data and details in the fire safety file
After the work, brief anyone else working in the area that the openings are now sealed. Any seal cut back for a new service needs reinstating to its tested detail.
Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts, and the work runs in step with the M&E.
Cost factors for service penetrations
Quotes vary with the job. It mainly depends on:
- How much existing material needs removing
- Travel to remote or island sites
- Backing rod, priming and other preparation
- Phasing around occupants
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.
Sending details for a quote
A few photographs plus some basic facts will normally do. Please tell us:
- The asbestos register, for older buildings
- Rough lengths or quantities, or drawings if you have them
- What the building is and how it’s used
- Your programme or deadline
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call 01277 525 020 or email drawings and photos with what you know.
Work for main contractors and building owners

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Glespin. One quote can cover more than one site, which keeps the paperwork simple.
