Fire stopping near Emery Down

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

After the work

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Ask which product is in place before decorating
  • Include service cupboards in routine inspections
  • Have penetrations checked while they can still be seen
  • Ask the designer to confirm details early on refits

After every round of M&E works, check that the openings created have been sealed. Building it into each contractor’s sign-off keeps the walls intact.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.

Fire stopping in Emery Down, done properly

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. The enquiries we see most involve old intumescent sealant that has split away and open linear gaps along the top of fire-resisting walls, across pipe penetrations, linear gaps at wall heads and cable penetrations. Facilities teams, main contractors and managing agents in Emery Down tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Rural conversions around Emery Down can put new fire-resisting partitions inside older structures. A penetration seal only performs as tested if product, substrate, service, gap and depth all match the detail.

A 12-month guarantee applies to all our work. Should something we installed fail, call 01277 525 020 or send photos by email and we’ll come back to it.

On site: what to expect

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near Emery Down need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Tell us what induction or permit system the site runs
  • Send asbestos survey details if the building is pre-2000
  • Warn occupants and staff about the work

Quotes

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

Compartment walls and floors in Emery Down

In England, Approved Document B covers fire stopping of openings and penetrations. The national BS 476 classes are due to drop out of it from 2 September 2029, leaving the European BS EN 13501-2 route, subject to transitional arrangements. Either way, we install the specified product to its tested detail. A 2-mile radius around Emery Down takes in a number of hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal.

For a building such as Christ Church, new heating or data runs are the usual reason penetrations need sealing. For a hotel such as The Crown Manor House Hotel (under half a mile east of Emery Down), penetration seals are worth checking after any refit or services upgrade. In a school such as St Michael and All Angels CofE Infant School, fire-rated sealant goes in around service penetrations where it is specified.

Emery Down is about 5 miles south-west of Totton, in Hampshire. Emery Down: questions and answers

Do you seal service penetrations in hotels around Emery Down?

Yes, where the specification calls for fire-rated sealant. Each seal follows the tested detail, and rooms are done in turn.

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Emery Down?

References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Is your workmanship covered by a guarantee?

Yes. The 12-month guarantee covers our preparation and application, though not damage or work by other trades.

Do you take on multi-site work?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

When is resealing likely to be due?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Surface by surface

Drylining partitions

Plasterboard partitions are tested as a specific construction. The sealant detail has to be tested in that wall type, with the stated board layers first.

Risers and ceiling voids

Voids hide a lot of unsealed openings. We work through the areas on your schedule methodically.

Quoting for work in Emery Down

These are the things that shape the price:

  • Site requirements such as inductions and permits
  • Removal of failed or old sealant
  • The product specified
  • How accessible the joints are

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Before you send an enquiry

However big the job, these details speed things up:

  • The product your specification calls for
  • Approximate linear metres or a joint schedule
  • Whether an asbestos survey exists
  • Whether the building will be occupied during the work

Need a figure for a tender or a budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, give us a call on 01277 525 020 or email drawings and photos.

Site staff or a sealant specialist?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Honest limits

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:

  • Construction that lacks the fire resistance the seal relies on
  • Approving the work on behalf of building control
  • Openings that need collars, wraps, batts or boards rather than sealant

If in doubt, ring 01277 525 020 or send photos by email and we will say what we think.
