Fire stopping for commercial buildings in Elmstone
Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, and they are easy to forget. Those on your schedule are closed with the specified product. We work on service gaps in risers, linear gaps at wall heads and cable penetrations, and the usual reasons a site gets in touch are head-of-wall gaps with no fire seal and hidden openings found during inspections. Most enquiries from Elmstone start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.
Around smaller places like Elmstone, penetration seals come up in schools, halls, pubs with rooms, care homes and farm buildings used as offices. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and if something we did falls short, we return to it.

Fire stopping in Elmstone: the local picture
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail. Elmstone is about 59 miles from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls.
Older community buildings such as Elmstone Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification. Industrial units on estates such as Wingham Industrial Estate (2.3 miles south-west of Elmstone) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal. Schools such as Preston Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.
Elmstone is about 7 miles south-east of Herne Bay, in Kent. We send applicators to Elmstone for service penetrations, handled exactly as we handle every other area. We work across 931 places in Kent. Sites around London have their own page, roughly 59 miles from Elmstone.
Postcode districts covered here: CT3 for service penetrations. For a building on Padbrook Lane, Sheerwater Road and Longmete Road or nearby, send details and we’ll quote for service penetrations. Just outside Elmstone, we also work in Hoaden (1 mile south-east), Perry (1 mile south), Nash (1 mile south), Shatterling (1 mile south) and Broomhill (2 miles south-west). Bigger towns within reach include Canterbury (7 miles west), Margate (8 miles north-east), Dover (11 miles south), Folkestone (15 miles south), Ramsgate (8 miles east) and Broadstairs (9 miles north-east).

Why it’s worth doing now in Elmstone
Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Halls, stores and units around places like Elmstone may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

What sets the cost
We price every job individually. The things that drive the figure:
- Distance, for remote addresses
- How much there is to seal
- Backing rod, priming and other preparation
- Whether old sealant has to be cut out first
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What we need to price the job
Good information means a firmer quote. When you get in touch, include:
- Asbestos survey details if the building is older
- The type of building and who uses it
- When you need the work done
- The postcode of the building
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.
On site: what to expect
Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. For work around Elmstone, we aim to finish in one visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.
- First we confirm the product and tested details named in the specification.
- Openings are measured and grouped by detail.
- Improvised fillers and failed sealant are removed.
- Mineral wool or other backing is fitted where required.
- We gun the sealant in to the specified depth around each service and tool it.
- We walk the completed areas with you and confirm the records agreed at quote stage.
Before we start on site
- Agree which areas must stay open
- Tell us your opening times and when work is allowed
- Explain the parking and delivery arrangements
Request a quote
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to ring 01277 525 020 or email a schedule or drawings with what you know.
Advice
Maintenance after handover
To get the most from the new sealant:
- Ask which product is in place before decorating
- Report damaged or disturbed seals as soon as they’re spotted
- File the specified details where the next contractor can find them
- Arrange inspection before areas are covered up
During planned inspections, look at seals in risers, cupboards and voids. Watch for cracked sealant, new services with no seal and openings that have grown, and report them promptly.
Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and the work runs in step with the M&E.
Should maintenance staff do it?
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Elmstone: questions and answers
Is Elmstone off your patch?
Not at all. Elmstone is within our area. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Would you work within a site like St Martins Hospital?
Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.
Can you fire stop behind the services contractors?
Yes. Send the schedule or marked-up drawings and the specified product details. We can follow the services contractor floor by floor.
What site paperwork can you supply?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
Is your workmanship covered by a guarantee?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, though not damage or work by other trades.
What does an EI 60 rating mean?
Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2. That rating only holds when the product is installed to its tested detail.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
