How we handle fire stopping in Edgware
Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. If you’re dealing with head-of-wall gaps with no fire seal and improvised or mixed-product fire seals, we can help, on pipe penetrations, cable penetrations and linear gaps at wall heads alike. A specialist sealant contractor works differently from a general builder: on jobs in Edgware, preparation and product choice get the time they need.
Taller residential buildings in London may fall under the Building Safety Act’s higher-risk regime, where fire-stopping records get close attention. Our part is installing the specified fire-rated sealant; tell us what records you need and we will confirm with the quote.
We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Your questions answered
What happens to BS 476 references for fire stopping in Edgware?
References to BS 476 classes are being removed from Approved Document B from 2 September 2029, after which BS EN 13501-2 classification is the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.
Will you plan work around the academic year at somewhere like Middlesex University?
Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
How do we ask for a quote?
There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.
How soon can the area be used again?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Can you work to our specification?
Yes. Send it with your enquiry, and the quote will be based on it.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Is colour matching possible?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.
Why act early in Edgware
Inspections and handover checks often pick up fire stopping. Late discoveries can delay handover while openings are reopened and resealed, so earlier action pays back. In Edgware, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.
There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Our process
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.
- First we go through the drawings, schedule or specification for the seals.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- If an opening needs something other than sealant, we tell you instead of improvising.
Getting the site ready
- Warn occupants and staff about the work
- Make sure the joints can be reached
- Share your working hours and any access restrictions

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Common problems we fix in Edgware
On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is how unsuitable products and improvised details end up in compartment walls, which then have to be put right.
Common reasons buildings call us in:
- Openings left by services added after handover
- Improvised or mixed-product fire seals
- Penetration schedules that need working through
- Builders’ foam or ordinary silicone in compartment walls
Theatres, wards and plant rooms at sites like Edgware Community Hospital, 0.9 miles to the south of Edgware, all have compartment walls crossed by services.
Comparing quotes

- Will failed sealant be removed rather than covered?
- How they handle RAMS and site documents
- Whether their applicators hold CSCS cards
Honest limits
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Deciding what a wall or floor needs, which belongs to the designer
- Large openings beyond what any sealant detail covers
- Fire doors, dampers or other fire safety equipment
Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we will tell you honestly before you book.

How the job changes by surface
Risers and ceiling voids
Service risers and the voids above ceilings are where openings collect. Access is often tight, so we agree it with you in advance.
Plastic pipes
Plastic pipes soften and collapse in a fire. Some intumescent sealants are tested on smaller plastic pipes, but many need a collar or wrap. We check the pipe material and diameter against the detail before we start.
Maintenance after handover
Keep the joints in good shape with a few simple steps:
- Arrange inspection before areas are covered up
- Record which product was used where
- Report damaged or disturbed seals as soon as they’re spotted
- Agree the fire-stopping specification before services go in
Allow the manufacturer’s stated cure time before boxing in or decorating. Some fire-rated sealants accept paint and some don’t.
Regular walk-rounds of service areas are worth the time. Catching a damaged seal early keeps the fix small.

Other services in Edgware
Where services cross fire walls in Edgware
Edgware has several hotels close by, all within 2 miles. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. The 2 miles around Edgware include two care or nursing homes. Where new services have gone through compartment walls in a care setting, the gaps need the specified product. We install fire-rated sealant to the tested detail where it is specified.
At a college such as Stanmore College (1.8 miles west of Edgware), checking penetration seals after summer M&E works is good practice. Campus buildings at universities such as Middlesex University (to the south-east of Edgware) see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified.
