Fire stopping in Eddington

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Fire stopping in Eddington

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, speak to us on 01277 525 020 or use the quote form with the schedule or marked-up drawings and the specified product data. Tell us what records you need and we will confirm with the quote. If you have service penetrations left open after M&E works and hidden openings found during inspections, we can put it right, on cable penetrations, linear gaps at wall heads and pipe penetrations alike. A specialist sealant contractor works differently from a general builder: on jobs in Eddington, preparation and product choice get the time they need.

Smaller places such as Eddington still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

On site: what to expect

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Smaller jobs around Eddington can be grouped with others nearby. A fixed quote is given before anything starts.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Tell us what induction or permit system the site runs
  • Have the specification and drawings to hand

Should maintenance staff do it?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

Your questions answered

Can you seal around new services in a hotel near Eddington?

Yes. We install fire-rated and intumescent sealant where it is specified. Each seal follows the tested detail, and rooms are done in turn.

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Eddington?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

What hours do you work?

We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Have penetrations checked while they can still be seen
  • Keep general-purpose fillers away from compartment walls
  • Treat an open penetration as a priority repair
  • Keep product data and details in the fire safety file

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original, or a new specification from the designer.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Where services cross fire walls in Eddington

For England, the fire stopping of penetrations is dealt with in Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. At about 61 miles from central London, Eddington is within reach of the capital. Office refits around the commuter belt bring new cabling through fire-resisting walls.

Hotels such as The Bear Hotel (under half a mile south-west of Eddington) rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified. For a building such as Hungerford Methodist Church, new heating or data runs are the usual reason penetrations need sealing.

Common problems we fix in Eddington

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Deflection and building movement can open these gaps, and the wrong product can split as a result. The tested detail for a linear joint states the width and movement it covers.

It’s worth sending us details if you spot any of the following:

  • Fire-stopping items raised at inspection or handover
  • Openings left by services added after handover
  • Openings found when ceilings come down for a refit
  • Improvised or mixed-product fire seals

For a school such as Hungerford Primary School, penetration sealing fits best at the end of the summer works.

What your quote should include

  • How joint depth will be controlled
  • What the guarantee covers, and for how long
  • Do they follow the manufacturer’s priming guidance?
  • How the existing material will be dealt with

Questions to ask before you appoint anyone

Why act early in Eddington

Open service penetrations matter on ordinary days, not just in a fire: they also carry noise, draughts and smells between rooms. Sealing them to the specified detail deals with the fire risk first, and the other benefits follow. Around Eddington, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

When something else is needed

  • Issuing fire ratings or certificates for seals
  • Fire doors, dampers or other fire safety equipment
  • Plastic pipes whose detail calls for a collar or wrap
