Fire stopping in Lambourn

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle fire stopping in Lambourn

A fire-rated sealant is only one part of a tested system: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and we say so if it doesn’t fit. Most enquiries involve builders’ foam or ordinary silicone in compartment walls and fire-stopping items raised at inspection or handover, on service gaps in risers, pipe penetrations and linear gaps at wall heads. Facilities teams, main contractors and managing agents in Lambourn tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Fire-rated sealing in a place like Lambourn is typically a single building at a time. Send the specification, drawings or photographs of the openings and we’ll quote to suit.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

When to call us in Lambourn

When a seal departs from its tested detail, the evidence no longer covers it. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are what we find most often.

Site and facilities staff are often the first to spot these:

  • Non-fire-rated filler around services
  • Penetration schedules that need working through
  • Fire seals cut back for extra cables and never reinstated
  • Unsealed joints where partitions meet the slab

Schools such as Lambourn CofE Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

How to choose a sealant contractor

Your questions answered

Is Lambourn too far out for you?

No. Small places get the same service as large ones. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

How does the removal of BS 476 from Approved Document B affect fire-rated sealing in Lambourn?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Does the weather affect the work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Can you quote from photographs?

It depends on the job. Straightforward work can often be priced from photographs and measurements, while larger or less clear jobs get a site visit first.

Is the work guaranteed?

Yes. The 12-month guarantee covers our preparation and application, though not damage or work by other trades.

How many days will you need on site?

That varies with the scale of the job, but the work typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For bigger or phased jobs, we will set out a timescale with the quote.

Can staff carry on working while you are here?

Typically, yes. Phased work can be planned so areas stay in use.

Compartment walls and floors in Lambourn

Approved Document B is the English guidance that covers fire stopping around openings and penetrations. From 2 September 2029, BS 476 references are being taken out of Approved Document B, leaving BS EN 13501-2 classification as the route, subject to the Government’s transitional arrangements. We install whatever has been specified, to the product’s tested detail. Lambourn is about 62 miles from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls.

Older community buildings such as Church of St Michael and All Angels that have been rewired or given new heating can have service gaps through walls worth checking against the specification. For a hotel such as The Red Lion Hotel (under half a mile west of Lambourn), penetration seals are worth checking after any refit or services upgrade.

Lambourn is about 7 miles south-west of Wantage, in West Berkshire. We send applicators to Lambourn for service penetrations. Across West Berkshire, 140 places are covered, Lambourn among them. For work in that direction, see our Oxford page (21 miles or so).

We cover the RG17 postcode districts. Among the streets we cover are High Street, Station Road and Chapel Lane, and sites on any of them can send details for a fixed quote. We also cover Sheepdrove (1 mile north-east), Upper Lambourn (1 mile north-west), Westcot (6 miles north), Sparsholt (6 miles north) and Kingston Lisle (6 miles north) for service penetrations. A short drive away, we cover Newbury (12 miles south-east), Thatcham (14 miles south-east), Speenhamland (11 miles south-east), Hungerford (7 miles south), Shaw (12 miles south-east) and Wash Common (12 miles south-east). Among the larger centres in West Berkshire is Lambourn, and we take on service penetrations for its commercial and public buildings.

Work for main contractors and building owners

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Why deal with it now?

An unsealed opening affects more than fire safety: smoke, noise and draughts pass through them every day. The specified fire seal closes the gap for all of these. In a smaller place such as Lambourn, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why clients in Lambourn choose us

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:

  • Issuing fire ratings or certificates for seals
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can give us a call on 01277 525 020 or email us and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Pipe penetrations

Looking after the joints

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Treat an open penetration as a priority repair
  • Settle who seals which penetrations at the start of a project
  • Arrange inspection before areas are covered up
  • Check with the data sheet before painting over fire sealant

Never top up a fire seal with foam, ordinary silicone or filler. Repairs need the same product and detail as the original.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. Several jobs near Lambourn can be grouped on one trip. Tell us your site hours and we’ll plan around them.

  1. We start with your penetration schedule, drawings or specification.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Unsuitable material is removed and the opening cleaned.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.
