Fire stopping in Drumoig

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail, not a rule of thumb. If you have service penetrations left open after M&E works and open linear gaps along the top of fire-resisting walls, we can help, on joints between fire-resisting walls and floors, pipe penetrations and service gaps in risers alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Drumoig, preparation and product choice get the time they need.

Travel to smaller places like Drumoig is planned so every penetration is sealed on one trip. Photos of the gaps, the services and the wall or floor type help us bring the right products.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Questions we are asked in Drumoig

How do the Scottish rules apply to fire-rated sealing in Drumoig?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Is Drumoig too small for you to travel to?

Not at all. Drumoig is within our area. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

Who decides which product is used?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

How long does a job like this take?

The duration is planned around your programme and the access we’re given. We’ll give you an estimate of time on site when we quote.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Site staff or a sealant specialist?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Different surfaces, different methods

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe. If the detail needs something beyond sealant, we tell you.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Record which product was used where
  • Get seals inspected before ceilings and boxing close
  • Keep general-purpose fillers away from compartment walls
  • Put resealing into every M&E and fit-out package

Store the specified product details somewhere the next contractor can find them. It makes later repairs much easier to match.

Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job compared with dozens found at once.

What happens if it’s left?

An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Drumoig before they leak.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.

Compartment walls and floors in Drumoig

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Campus buildings at universities such as University of Dundee (to the north-west of Drumoig) see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified. Theatres, wards and plant rooms at sites like Dundee Dental Hospital (4.1 miles north-west of Drumoig) all have compartment walls crossed by services. In a hotel such as Drumoig Golf Hotel (under half a mile south of Drumoig), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

Drumoig is about 4 miles south of Broughty Ferry, in Fife. We cover Drumoig, with the same fixed quotes and 12-month guarantee as everywhere else. Our Fife coverage takes in 132 places, large and small.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Advice

What affects the price in Drumoig

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Backing rod, priming and other preparation
  • The product specified
  • The total length or number of joints
  • Whether the work must be split into stages

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.

Before you send an enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • The postcode of the building
  • When you need the work done
  • Drawings or a marked-up plan, if available
  • Asbestos survey details if the building is older

To get a fixed quote, speak to us on 01277 525 020 or email the details over with the site address and an outline of the work. Our quote form is another easy route.
