How we handle fire stopping in Donkey Town
The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. That classification, such as EI 60 or EI 120, belongs to the product in its tested arrangement. Reproducing the tested arrangement on site is the part we take care of. The enquiries we see most involve head-of-wall gaps with no fire seal and expanding foam used as fire stopping, across cable penetrations, service gaps in risers and small duct penetrations where the tested detail allows. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Donkey Town, preparation and product choice get the time they need.
Smaller places such as Donkey Town still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. If sealant is what the specification names, we install it around the services exactly as the maker’s detail sets out.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and if something we did falls short, we return to it.

Fire stopping around Donkey Town: how the place shapes the job
Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. Donkey Town lies roughly 27 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls; the gaps need the specified seal.
Halls and meeting rooms at places like Holy Trinity sometimes gain new services, and any compartment wall crossed needs the specified seal. Residences at universities like Imperial College Silwood Park Campus, 5 miles to the north of Donkey Town, have compartment walls that must be resealed whenever services change.
Donkey Town is about 3 miles east of Camberley, in Surrey. Donkey Town sits inside our coverage, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Donkey Town is one of 379 places we cover in Surrey for service penetrations. Reading is covered too, some 16 miles away.

What sets the cost
We price every job individually. The main factors are:
- Distance, for remote addresses
- Induction, permit and paperwork requirements
- The product specified
- The size and state of each joint
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.
Sending details for a quote
For an accurate fixed quote, we need to understand the site. Send us:
- Photos of the joints, close up and from further back
- Asbestos survey details if the building is older
- Whether the building will be occupied during the work
- The site address and postcode
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, call 01277 525 020 or use the quote form.
Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Honest limits
Some faults sit outside our scope, and we say so rather than covering them up:
- Issuing fire ratings or certificates for seals
- Deciding what a wall or floor needs, which belongs to the designer
- Gaps in walls that were never built as compartment walls
If you are not sure, just speak to us on 01277 525 020 or send details through our quote form and we’ll give you a straight answer before you book.
Surfaces we seal
- Service gaps in risers
- Pipe penetrations
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Linear gaps at wall heads
Your questions answered
Can you work around term dates at a campus such as Imperial College Silwood Park Campus?
Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we will confirm them alongside the quote.
Can you take on a job at a hospital such as The Priory Hospital?
Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is the BS 476 change in 2029 relevant to fire stopping?
It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. Scotland follows its own Technical Handbook.
Do you guarantee your work?
Yes. Workmanship is guaranteed for 12 months on every job.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Will fire-rated sealant work on every penetration?
No. It depends on the tested detail for that wall or floor and service. Collars, wraps, batts and boards exist for openings sealant doesn’t cover.
When can the area be used after sealing?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Diagnose, treat, sign off
We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Jobs in and around smaller places like Donkey Town are usually planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.
- We read the specification, drawings or penetration schedule you send and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Advice
Common problems we fix in Donkey Town
A common fault is a product that was never fire-rated in the first place: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it and has to be removed.
Most enquiries start with something like this:
- Snag lists that include open service penetrations
- Open linear gaps along the top of fire-resisting walls
- Damaged fire seals in risers and voids
- Old intumescent sealant that has split away
Schools such as Gordon's School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.
What your quote should include
- Whether their applicators hold CSCS cards
- Proof of insurance
- What site paperwork they can supply
- Do they follow the manufacturer’s priming guidance?
Why act early in Donkey Town
Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. Putting it right is usually a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Older rural buildings around Donkey Town move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.
